Please look at the largest developer in China中 国 恒 大 集 团 Stock Code HKG: 3333. The share price for the past few months was like a yoyo - big swing down and up in the magtitude of almost 30%. Please check the rational behind. If you are still comfortable to further gamble feom here, then feel free to gamble in any Chinese shares or Chinese IPOs. )
Also Ant listing in Hongkong ( one of the biggest IPO listing), return of china property investors to Hongkong after the implementation of internal security law that help china to have a tighter grip of Hongkong unrest that had affected the appetite of China inverstor in Hongkong property market.

Quite substantial revenue of Hongkong land is from China, China recovery indirectly improve the occupancy rate of Hongkong land commercial property at Hongkong CBD area. Company like alibaba, Bytedance & Tencent doing listing in Hongkong because of ban in US, all these will boost revenue to Hongkong property market............DYODD.

China recovery stock, very undervalued!

Been observing this severely undervalued stock with great interest but it continues to trade within a very tight range - despite their recent results which took an impairment, they are still trading at 0.25x PB. This around trough valuation reached in 2008 crisis. Despite the pandemic, management was confident and maintained their dividend and is probably the only company within the Jardine group of companies that has kept their dividend consistent. Yield is ~5.8% should they also maintain FY dividends.
The CEO and CFO recently bought at $3.9-3.95 before the share price corrected to below $3.80 again.
https://sg.news.yahoo.com/chinese-companies-showing-signs-returning-112757961.html  - this article also shows that more Chinese companies are returning to HK as they set up offices to support their IPO.
The company has very strong cash flow, many ongoing projects, and is obviously an undervalued gem. The price now is still very cheap compared to its intrinsic value in my view. Interestingly, each time it moves up to 3.8+ range, it comes down again. Let' s hope it will continue the upward trend. The breakout today is a good sign!
Cum dividend. It will collapse Xd

Thanks for highlighting and certainly a valid concern should the externalities impact the NPV of HKL or any other company for the matter.
CNBC highlighted MS' report on their analysis of the commercial real estate landscape, of notable mention, HKL was one of their top picks.

| Valuation of a company largely hinge on discounting all the future earnings and costs to arrive at its net present value. Should there be a big question mark regarding entire HK's future, then, it is pointless and irrelevant to talk about HK Land's valuation. Please take note that the gang of twelve are on the sanction list by US. It could only go worse. Have a peaceful weekend |

There were many recent press coverage out there which discussed the underperformance of value investing relative to hunting growth stocks blame it on old school thinking but I find gaining exposure to prime real estate at 20-30c for a dollar worth of book value has fairly limited downside but hey market has once and again proven me wrong that cheap gets cheaper and many would rather pay a premium to chase on the upside or disregard fundamentals entirely to go for a momentum trade.
Good long weekend all. |

Hind sight, thank God that I was not stubborn and let go of all HK Land at the right time. Now that US govt's relation with HK can only go South as the grip of Communist China is getting tighter and tighter in HK. I still don't think that it is wise to sink more money into HK when its future is uncertain. Why not use you hard earn money to invest in other known lower hanging fruits like precious metals? Up to you. Good investment!

Lookout. The US State Department' s accusation is pointing that Hong Kong Government is not independent from China' s direction instruction. They are questioning the so called " one country, two systems" of Hong Kong...
As such, my long term outlook for HK Land and HK as a whole changed from positive to very negative. As such, it is better  to reduce exposure in HK Land and HK as a whole before situation turned sour suddenly. All the best and Good investment!      |

I believe what you are trying to say is the pricing ALWAYS reflects the scarcity and the value of the underlying goods. Air is abundant and is free because supply simply overwhelms demand. The supply of HK land shares below USD $4 is not Infinite and is less than 20million shares

In classic economics, price of water depends on demand and supply, not the value of water. That's why air is free in most scenarios. Good investment!

| The current share price trend don' t look good though valuations are at trough level benchmarked to previous crises only time will tell if this is indeed a good time to go long on the stock. With many companies cutting back on dividends and going to cash preservation mode, it is a strong signal of the Group' s balance sheet strength and confidence to maintain their interim divs. Even among the Jardine group of families, JCC also halved their dividends recently. |

Maybe you can consider to use your newly received dividend to add more HK Land shares.
Easing of the trade tension between US and China is definitely a positive news to China  where bulk of the development projects of HK Land are based. Certainly, this positive atmosphere is good for Singapore where HK Land has much presense. Certainly, this is a positive factor good for HK Land' s rental income where bulk of their investment properties are based..
Secondly, the ZTE incidence expose the weakest link in China' s 5G Dream. Likely, PRC will shift some of their 5G and other Hi Tech R& D Research effort from mainland China to Hong Kong. Where Hong Kong, an independent member of the World Trade Organisation (WTO), has less restriction as compared to China in terms of accessing to the latest technologiesis of the western world because of its " laissez faire" policy. It would benefit HK in the longer term, hence a positive factor for HK Land' s property revaluation income in the longer run.
