This is low ball offer, they should offer premium above the NAV rather than traded price.
This is like Gordon Tang who low ball suntec reit last time and also on the traded price rather than NAV, and eventually got rejected by shareholder.
Hold out and collect dividends better, as DPU will increase since we are going into low interest rate environment - DPU has already gradually increase in the last year.
Very close to nav price , good offer . Almost all property price trade at 50 % to nav . I will accept without second thought .
At 0.48 the offer is not great. Should retail investors hold out for a better offer?

All the change of control waivers from the banks received. So much for the naysayers saying this was going to be a challenge.
Volare group did their tender offer buying 10% of the company at $0.465 so clearly they know the underlying value is a lot higher.

Yes the old management had to ask the trustee manager to carry out all the requirements initiated by the new team on internalization.. the 13m spent on the internalization created by the new team . Without this internalization process , the 13 m will not be spent at all .

Majority of $13M is spent by existing trustee engaged by old management, not the new manager. Correct me if i am wrong.

I remember the Movie, " The Adventurers" ...... its about revolutions in a South American country......
It started off with, the people didn' t like the dictatorship government, so they fought a guerilla war and overthrew them and become government...... but soon they became corrupted too, and another group supported by the heroes in the movie, fought to overthrow them....

Cecil street is in SG , take a bus or mrt to be there within 30m , and you can see it for yourself .A fact is a fact .

The fact is this new CEO and her team are working in this almost 2k sf office in Octagon. You can go and see it for yourself . I just went there few days ago .

Let us not get confused with registered address and business address.
Alpha Integrated Reit is still at NTP, the principal business office where all the staff are.
As for The Octagon #10-01, it is just the registered address of the newly formed Internal manager.
In another word, it is the postal address. The place is like a secretarial office.
There are numerous companies having their registered address at this same place.
So, none of the reit staff is station there! By the way, many reits/trusts do maintain a separate registered address.
For example YZJFH, although in the same building, they have their registered address on 26th floor
and actual office on 54th floor of Republic Plaza.
