ESR selling out is a good thing for AIMS APAC REIT. There was a lot of uncertainty about the direction of the company with two big shareholders which did not help the business which has now cleared up and selling a big stake in one go has cleared any potential overhang so it is good for the technicals of the share price performance.
No need to read too much into the recent matter. Privatisation very unlikely.
Just that ESR wanted to get out, sold their 7% holding cheaply to George Wang.

Aims Financial Group raises stake in Aims Apac Reit to 18.7%
The units were acquired from substantial unitholder, ESR HK Management, which is part of ESR Group
 
[SINGAPORE] Aims Financial Group raised its stake in Aims Apac Reit to nearly 18.7 per cent, after acquiring an additional 7 per cent stake of over 57 million units in the trust, the manager said.

George Wang, chairman of the manager and executive chairman of Aims Financial Group, said: &ldquo Our increased stake in Aims Apac Reit reflects our confidence in the trust&rsquo s long-term growth potential, the management&rsquo s execution capability and our unwavering commitment to creating long-term value for all unitholders.&rdquo  
 
Russell Ng, chief executive officer of the manager, added: &ldquo The sponsor&rsquo s increased stake in Aims Apac Reit deepens alignment with us... Our focus remains on delivering resilient and stable income over the long term for our unitholders.&rdquo  
 
For the second half ended Mar 31, the manager of Aims Apac Reit reported a higher distribution per unit of S$0.0493, up 4.7 per cent from S$0.0471 for the same period the year before, citing resilient operational performance.
 
Aims Apac Reit holds over S$2.1 billion in total assets and has a market capitalisation of about S$1.1 billion. 
The Reserve Bank of Australia dropped the Overnight Cash Rate (OCR), the lending rate yesterday by 25 basis points to 3.85 per cent. This shld be a welcoming move to Aims. Any idea on how this move will benefit Aims loans ?
I can only think of one immediate good turnout for Aims - decreasing the floating rate portion of Aims' Aussie-denominated loans. Any others ? I suspect the fixed rate portion of the loans would still contine with the 4.05% int because they have been refinanced for this year,...
A bad turnout would be a further weakening of the AUD vs the SGD, which would lessen the rental collected when sent back to SG to pay us dividend. I' m not sure if there is hedging applied.

The nav of the reit is found in the last line of the balance sheet for the full year.

Tq bro Bear,... I see only the NTA in that table and I see the No of Shares at the bottom-most row. The share qty has been fixed for 2021, 2022 and 2023, at 605mil units. Then it increased to 652mil+ units at end-2024 becos of the private placement done, the first ever done by PLife REIT since listing. 
I can divide the NTA figures in the higher row by the no of units in the bottom-most row to get the NTA/unit. NTA/unit = NAV,.... right ?
Anyway, as a side note, in the recent AGM on April 21st., Mr Yong mentioned abt someone who held PLife REIT units since IPO and how much that person would have benefitted. I echoed his words in that AGM,........ I am the holder, among many of course.
