Very nice writeup . marubozu

6.5 cents is just the the forecasted dpu for FY17. As previously the australia currency was weak and low against sgd, i believed the manager chose to be more conservative in their forecast.   Given that they secured lower interest loan and the completion of the martin bower acquistion last oct, I tends to think that it will exceed 6.5 cents. 

Low gearing, no refinacing , no tenants renewing .

Thank you, Kenny,... Just one thing to clarify here : The prospectus earlier committed only 6.50  cents DPU for FY17, and this is again reiterated in the most recent result ann' t. Why do you prefer to say : Forecasted Annual DPU = 1.74 cents * 4 = 6.96 cents. If the REIT manager dares not forecast higher, should we do so ?

Tq simple,... well, as you said, when this REIT is proven to be good,... and institutions start to notice this, the prce would have shot up,... hence, the time is now. If we believed in this REIT, in Frasers Centrepoint Ltd, and in Aussie industrial assets,... we must try for this one now. Are there any news of this REIT wanting to do more acquisitions to improve rental collections ?

Not that dpu will drop. If this reit proved to be good and investors buying in, the price goes up, the yield relatively will be lowered. 

Currently, the mood is not right for the reit. Best to wait and see.

Dear simpletrade, thank you for yr reply and for  the explanations,... appreciated it. Frankly, I' m keen on this ctr too,... that' s why I' m doing all these,... Why do you say that once there are more heavyweight investors going into this ctr, the yield will get lower ? Do you mean to say that the dpu payout will drop then ?

1. The yield is not really low. Once they established more heavyweight investors, you will get lower yield.

2. The income was missed due to a delay in acquistion of one property. But that has been resolved. In fact, they managed to secure lower interest rate loans is a plus.

Frasers is a experienced player in the property sector. I have better trust in them , than those banana , oxbridge reit .

Of course, there are always events or the overall economy factors which we can not predicted.

Agreed on yr analysis on the positive points given,... but I would like to contribute two worrying matters here :-

1) The committed dpu for FY17 is ONLY 6.50 Cents per unit. THis dpu yields ONLY 6.95% at a unit price of 93.5 Cts. This is  a bit  low, right ?

2) There is possibility that the 6.50 Cents could be missed.

The dividend guidance is only 6.50 Cts for FY17. The dividend payout is only twice a year. At a price of  90 Cts, the yield is only 7.22%. If the guidance is missed, the yield will drop further,... I wonder if it is worth to buy at 93 Cts per unit,.... 

In the most recent reporting, the dpu got bumped up becaseu of an unexpected savings in interest expense which was not planned. The targetted net income as committed in the prospectus  was actually MISSED ! Refer again if you guys don' t believe,...
