26b put in gov bond at 3% also can get 780m but co only produce 201.3m aftax. that is to say the total man power is having a negative return to the difference of 780-201m . is it then better to liquidate and use money to buy gov bond to get better return for shareholders?
looking from historical point, the results is bad due to lower property top and sale. that is already reflected in the price. all other segments grow.
if we look at property sale 2004/2005 is 1.51b/2.97b a 1.46b growth. ie if they build faster to achieve more top they will deliver better historical result.
looking from dividend. 8 cents is really low. whole year 10cents only. lesser then cpf oa. return. need to adjust need to expand versus shareholders benefits. dividend is the only real benefits.
all those nav, rnav etc are castle in the air. does not benfits until asset recycle. meanwhile company incur interest cost to own this asset. hope to see the capital and loan employ in each segment. that will better reflect why there is such a low return on the huge capital employed.

Fully agree. Touting/highlighting RNAV in every corp presentation to show deep value in the company. It is like counting chickens ... Sold Tanglin enbloc sometime ago - yet did nothing much to share price now trying to show it is all because of being removed from MSCI (which ofcourse is related to poor performance - whose fault?)
Lowest point of share price specifically indicated in presentation - this is the first time I am seeing a company pleased to show its share price has dipped to a new low in a FY results pre-briefing... very interesting ..

Increasing debt load.
Interest payments of Almost 600 million yearly.
Borrowing increases.
Why can't they just sell some of their properties or hotels and pare their debt so that their debt is much lighter???

some companies at starting to get aggresive to buy and rent model.

Somebody out there shorting this stocks till no one dares to buy and vol dropped till so low. Company buy back stocks also useless.
should have rule to limit shorts to 1 m shares of any related parties. beyond 1m shares need to report so that all know who has shorted. if it is main shareholders themselves shorted. then all bets are off.
now is like a black box to small retailers. maybe the big boys know surely not man on the street. information needs to be level and hope sgx can do more on this.

they looks like shifting their development to china as the chinese big property factories have collapsed leaving land auctions to be possible at prices that can make money.
western media will continue to paint a very dark picture of chinese property market. fact is it has hit the lowest point and recovering up. the better locations in tier 1 cities are experiencing higher transactions.

western bankers need money. us gov continue to borrow like no tomorrow. many gov are reducing their us gov bond. and even fed is reducing balance sheets by more then $2trillions since they started. that is the real reason for world wide stock price fall. the money is flowing back to us. those stock can sell one sold. others by borrowing from their related entities and shorted.
city development case still has 7913354 shares shorted according to mas report. they got kick out of their indexes. that will meant a few hundred millions move away. until there is enough money flow back the share price will continue to low. boss too ambitious to take advantage of asset selling worldwide. in fact those who can are all buying low price asset. money no enough. later all these buy will bear good return. either by more rental or sell and make good capital gain. buit short term it will be look at negatively.
not only this company. go thru mas report. one will see when one stock go up due to good follwowings they will short others. overall they have no money. if there is an organization that will start buying up the most shorted stock it will cause them to go into short covering. then go on to the next one and another until we kick them out to a reasonbale short level. the collected shares can then be put into a fund and list it. like what hk gov has done to fight the hedge fund during the asia financial crisis. i think the situations now is quite the same as then . just they are doing it in a more measured shorts. still taking away money but slowly so as not to alert governments.
all those tax incentives etc help. but no one will invest if share price keep going down. more and more good company will delist. those talk about short help price to discover it' s level is rubbish. it normally does except like now where it is shorted by big boys in bad faith.
