- Mid-1990s (culminating in 1996):  Driven by strong economic growth and speculative activity, home prices surged dramatically (36% in 1993, 42% in 1994). Government cooling measures were introduced in May 1996, and the market subsequently fell, exacerbated by the 1997 Asian Financial Crisis, with prices declining around 45% by end-1998.
- Mid-2000s (culminating in 2008):  Prices rose significantly again, reaching a peak in Q1 2008, driven by strong economic growth and low interest rates. The market saw a sharp correction of approximately 25% following the onset of the Global Financial Crisis in late 2008, before rebounding quickly.
- Early 2010s (culminating in 2013):  Following the global financial crisis, massive fiscal and monetary stimulus boosted liquidity, leading to another sharp price increase between 2009 and 2013. The government introduced numerous cooling measures, including the Total Debt Servicing Ratio (TDSR) framework in June 2013, to stabilize the market and prevent prices from " overshooting" .
