Could be too,... what abt some REITs which are NOT among the 23 ? Are they rising too ?
But somehow,... my insticnts tell me the MLT could be miving up becuse investors are waiting to ' reap more divestment gains in coming dvd payouts' ,....just a feeling only,...

Oic thanks bro. 1.145 is consider high to me. 1.110 will be better. Less than a year it can went up from 0.975 to high of 1.245.

Hehe,... I recalled what I read yesterday evening,....4th paragraph of the ann' t on 11-Aug-2017 said,....:-
The Property was acquired in 2006 for S$38.0 million and valued at S$31.8 million as at 31 March 2017. The sale consideration of S$68.0 million is 79% above the original purchase price and 114% above the latest valuation. The Manager plans to distribute any divestment gain from the transaction to Unitholders, after taking into account all relevant costs and expenses, while the capital released may be used to fund committed investments and/or reduce debt.

Based on the earlier acquisition price of 38Mil in the above,... even if the sale proceeds are used to redeem bonds issued earlier,... it' s still
okay, because the divestment gains of 68Mil - 38Mil =
30Mil will still be distributed to Unitholders, after minussing all relevant costs and expenses.
Only the capital released,... amounting to 38Mil will be used to redeem bonds.
30Mil is a lot for us,... if I understand the above correctly,....

I don' t think Mapletree Investment will be so dumb to acquire assets with such inflated price. They must have their own reason to make such decision.

I came across the following document ann' d on August 11. It explains the divestment of 7 Tai Seng Drive.

The property was first acquired with 38MIl back in 2006, and valued at ONLY 31Mil in Mar this yr... Hence, there is an unrealised capital loss here.
This property would soon be sold to Mapletree Investment at 68Mil. Why would the sponsor buy at such an inflated price ?
The divestment gain of 68Mil - 38Mil = 30Mil would be distributed to us from next near onwards,.... 30Mil divestment gain to be distributed is quite a lot,....

still can make about 3% by taking up at $1.145. Better than putting your money in the bank
I read from business times today that the management (can' t remember if it is the CEO and somebody else) had bought over a total 1.3 million shares @$1.21/share from the market. It is a good show of confidence in the recent purchase of property in Hong Kong.
