Can see the loan is short term. 1 year 2 year mature. Normally come with higher interest. Like bridging loan(Just an e.g). No point guessing or make baseless assumption. Collateral ratio 1:2.3, even 50% lower in price of collateral by 50% is still ok right? Even if they lost the whole debt investment, the cash holding still more than the market cap now. Right

If by any means the Collaterals are Good Assets, the borrowers would have gotten the loan at a much lower interest rate from the State Banks or other Commercial Banks, rather than taking on a suicidal loan.......

Many of the Bro here are talented and well-educated, just blinded by Greeds and unable to see as clearly as by-stander.

Btw, Housing Market in Jiangsu are at a 10 year low and no sign of recovery in the short-term. Many properties are going for 50% to 70% discount, without any taker.

T.Rowe holding has two components: HK and international, total holding 3.27%. Western fund mgrs are still holding on YZJFH. Long term growth is promising.

See the shareholder change. Vanguard group 1.79% and Blackrock 0.81% are shareholder now. T.Rowe reduced the stake(this could be the reason of the drop, likely they interested in shipbuilding only as they increased stake in Yzjsb and reduce in Yzjfh). All the big fish playing. With Vanguard and Blackrock interest in it, I am happy.

Actually quite true. Only very desperate one will go for high interest loan. Well it sure come with a price if they want to take loan. And it also must earn if lend out. Will anyone lend to them knowing they are the most desperate if they don' t have good collateral? Might as well give the money to them and no interest if the lender is Charity. Coffeeshop people ask $2 also not many willing to give. Not to say millions of dollar. :)

China property prices had begun to rise.

pasttime      ( Date: 17-Feb-2023 07:39) Posted:

the npl of 7$00+m. think likely become re-performing as china government pump liquidity into property market and open up from covid-19 lock down. the cash crunch in property market cause by chinese gov crack down on over borrowing. so when they have acheived their objective and reverse to cash injections the problem will be solved in time.
interest recognised in the last quarter? if not,  it will be in future quarters and more with processing cost and additional interest. so net net there will be more interest over a period of time.
the fy report will tell more . akan datang.

pasttime      ( Date: 12-Feb-2023 21:12) Posted:

if i m not wrong. $700npl is called quantitative assessment base on formular.
after qualitative assessment they deccided to provide for $14.8 so this amount will be written
off against the profit.  npl will remain as npl762.7m
any accountant to correct me.
the situations on the ground is changing. for example real estate agencies has reported
increased in business of resale property market in feb after cny. which is normally a quiet time.
when fear of credit crunch subside the return of those who need to buy and speculators can come
back very fast.
see hk and china border open, the ants transporter are also reported back in honkong town to distribute their goods to make some money. police only reacted few days later and not arresting any body.  things are returning to normal faster they many think.
