Look deeper into the past performance. If I recall, the assets value has increased by over 10 folds but has the price increased by over 5 folds?

MAPLETREE Logistics Trust is planning to acquire five modern, ramp-up logistics properties in Singapore from Hong Kong-listed CWT International, the wholly owned subsidiary of debt-laden Chinese conglomerate HNA Group, for about S$778.3 million.

 

EGM coming up in two days' time,.... see ratio, see NUP,... hopefully,.....

 

Still no date for the EGM yet,....

 

Must wait for the ann' t of coming EGM, since this is an RPT, and the quantum of this transction is above the threshold for unitholders to approve. In the EGM,... need to find out :-
1) the New Unit price, and...
2) the ratio.

Then can decide how many to subscribe, but we should now be doing some calculations first,.... how much is worth to pay for,...

But one comment here is : the acquisition of the Tsing-Yi Warehouse back in August 207 was done well,... and the property is indeed dpu-accretive. Basing on that acquisition,... I carry some confidence that this acquisition of  properties in China will also be good and most importantly, AFTER ALL transactions, our dpu will INCREASE. ...unlike Manulife US REIT,.....

As per the above, investors,..... 50% of a cluster of 11 logistics properties acquired from the sponsor IN CHINA. THere is this assumption as below for getting the targetted additional dpu.

" All tenants were paying their rents in full." - I have not seen this condtion in other acquisitions. Perhaps I have missed,... but why is this assumption there ? Are there any tenants who may not pay their rental  IN FULL ?

And why, nowadays, the acquisiotns are made with partial ownerships, as in 50%, 70%, etc, shared ownership with the sponsor or with another entity ? Like an earlier acquisition of a cluster of Data Centres in The US by Mapletree Industrial Trust,... also shared ownership with a US-based company ? Why can' t buy 100% ? Not enough  $$$ even after doing EFRs or taking loans ??

 

Staying pit at 1.20,... when other counters are rising due to the rising tide. Why is thi sboat saying put ?? Can' t find any reports anywhere,... any indirect effects from the mkt anywhere pls ??
