It is simply too much for me to go into the details here. So I will put some facts and questions here for investors to decide whether buying at 40 cents is a bargain or catching a falling knife.
During the recent bonds exchange program in Jan, the result is not impressive. It only raised $56m new bond ($48.75m exchange + $$7.25m new issue) while it has to redeem $85m this April.
For the recent South Korea property trasaction, the major shareholders had to pump in monies through a JV. Why?
For the 3Q 2018 results, revenue down 12%, profit up 16%. This is only possible through cost cutting. How much cost can the company cut to generate a profit?
Please do share with the others here so that they can be assisted in making informed decisions ..... I' m sure many will appreciate it.

There are reasons why it dropped to 40 cents. I have read the company recent updates, definitely staying away.
So, have you all been nibbling furiously too?

SINGAPORE (Jan 29): Centurion Corporation on Tuesday officially opened Westlite Bukit Minyak, its first development in Penang and seventh in Malaysia.
Developed in collaboration with the local state government, the property also marks Penang&rsquo s first purpose-built worker&rsquo s accommodation (PBWA).
Weslite Bukit Minyak provides a 6,600-bed facility, along with several facilities, such as a supermarket, gym, food court, barber shop, internet service, recreation rooms and outdoor exercise areas.
The development is located near a key highway, giving workers easy access to the Bukit Minyak Industrial Park, the Science Park, and the Batu Kawan Industrial Park.
Chow Kon Yeow, Chief Minister of Pulau Pinang, says, &ldquo The availability of such facilities will also add on to the pull factor of our state to companies and businesses with a large foreign workforce. I am confident that this pioneer PBWA project in Penang will be one of the reasons to inspire the nation as outlined in Penang 2030 while we continue to pursue strong, sustainable and equitable growth and development across the country.&rdquo

It' s a good stock with good vision and good growth plans and good dividends.
Unfortunately, stock price jas been going nowhere.
Too many traders in stock markets nowadays who are only interested in hit and run quick profits.

It' s ridiculous that LHN Ltd did a dual listing in HKSE today at HKD1.90 with only 5.9 times oversubscribed but managed to close the first trading day at a whopping HKD3.25.
Compared to Centurion which closed it' s first trading day marginally up and has been going downhill below listing price since.

its the HK price that leads the SG price or the other way? why like never move up?
Huge volume and big price movement on both Monday and today. Likely to mean punters bought yesterday hoping to make a windfall when it starts trading in HKEX today. Then offload/contra today when it didn' t go up much in HK.
This counter is very good for long-term hold. It will keep expanding worldwide.

与 此 同 时 ， 管 理 阶 层 也 评 估 各 种 转 型 的 可 能 性 ， &ldquo 很 多 人 说 不 熟 不 做 ， &rdquo 转 为 生 产 电 脑 硬 盘 及 USB是 最 顺 理 成 章 的 。 &ldquo 但 我 们 评 估 过 ， 那 都 是 过 渡 期 的 产 品 。 &rdquo 江 志 明 指 出 ， 宽 频 速 度 越 来 越 快 ， 人 们 对 硬 件 的 需 求 将 逐 渐 减 少 。

让 江 志 明 和 团 队 毅 然 决 然 踏 入 客 工 宿 舍 的 关 键 之 一 是 公 司 的 一 名 控 股 股 东 已 有 一 项 客 工 宿 舍 资 产 ， 共 5300个 床 位 ， 同 时 也 有 一 支 成 熟 的 管 理 团 队 正 经 营 着 。

由 5300个 床 位 开 始 ， 如 今 在 新 加 坡 和 马 来 西 亚 的 客 工 宿 舍 床 位 已 超 过 六 万 个 。 江 志 明 透 露 ， 公 司 原 定 计 划 是 五 年 内 超 过 10万 个 床 位 。
江 志 明 说 ： &ldquo 如 果 你 问 我 对 目 前 的 成 绩 有 何 感 想 ， 我 不 得 不 说 非 常 满 意 。 &rdquo
他 指 出 ， 管 理 客 工 宿 舍 不 同 于 管 理 生 产 线 ， &ldquo 那 是 一 个 个 的 生 命 ， 是 人 就 有 情 感 、 有 反 应 。 &rdquo
一 栋 客 工 宿 舍 可 能 聚 集 了 来 自 六 七 个 不 同 国 家 和 文 化 背 景 的 客 工 ， 管 理 团 队 如 何 将 客 工 之 间 发 生 冲 突 的 可 能 性 降 至 最 低 是 最 大 挑 战 。

他 表 示 ， 公 司 转 型 初 期 ， 花 费 不 少 时 间 教 育 员 工 如 何 从 制 造 业 思 维 跨 越 到 服 务 业 ， &ldquo 过 去 ， 客 工 是 为 我 们 做 事 的 ； 如 今 ， 他 们 是 我 们 要 服 务 的 对 象 。 &rdquo 江 志 明 说 ， 与 其 顾 着 往 前 冲 ， 扩 大 床 位 数 量 ， 不 如 用 心 服 务 ， 建 立 口 碑 与 品 牌 。

同 样 的 思 维 也 适 用 于 学 生 宿 舍 。 江 志 明 清 楚 记 得 公 司 首 次 宣 布 跨 足 学 生 宿 舍 市 场 是 2014年 2月 ， &ldquo 我 印 象 非 常 深 刻 ， 因 为 这 是 经 过 内 部 激 辩 之 后 的 决 定 。 &rdquo
学 生 宿 舍 是 陌 生 市 场 ， 管 理 层 担 心 公 司 资 源 无 法 应 付 更 多 投 资 ， 内 部 也 不 熟 悉 相 关 投 资 条 例 。
&ldquo 我 们 其 实 可 以 满 足 于 新 马 的 客 工 宿 舍 业 务 。 &rdquo 江 志 明 指 出 ， 目 前 客 工 宿 舍 占 集 团 营 收 约 70％ 。 不 过 ， 从 每 个 床 位 每 个 月 所 贡 献 的 租 金 来 看 ， 学 生 宿 舍 是 大 于 客 工 宿 舍 。
今 年 上 半 年 ， 客 工 宿 舍 盈 利 是 3241万 元 ， 同 比 增 加 43％ ； 盈 利 率 是 63％ ， 同 比 增 加 6个 百 分 点 。 学 生 宿 舍 的 盈 利 是 823万 元 ， 同 比 增 加 28％ ， 盈 利 率 是 44％ ， 同 比 上 升 4个 百 分 点 。
为 了 减 少 风 险 ， 公 司 最 初 跨 入 学 生 宿 舍 市 场 是 先 收 购 澳 洲 和 英 国 当 地 的 运 营 团 队 。 大 约 九 个 月 之 后 ， 公 司 再 接 手 管 理 ， 缩 短 学 习 曲 线 。
受 限 于 资 源 ， 江 志 明 说 ， 公 司 接 下 来 将 采 取 轻 资 产 策 略 。 以 美 国 的 学 生 宿 舍 资 产 为 例 ， 公 司 计 划 在 整 体 投 资 组 合 中 ， 持 有 最 多 30％ 股 权 ， 剩 余 股 权 由 第 三 方 投 资 者 持 有 。 &ldquo 我 们 持 股 较 少 ， 但 我 们 可 以 借 由 管 理 ， 赚 取 管 理 费 用 。 &rdquo
至 于 客 工 宿 舍 ， 他 认 为 ， 新 加 坡 的 土 地 受 限 于 政 府 管 制 ， 进 一 步 扩 大 的 机 会 较 少 。 目 前 除 了 马 来 西 亚 的 柔 佛 州 ， 公 司 在 另 一 制 造 业 重 镇 槟 城 也 有 新 的 宿 舍 建 造 中 。 公 司 同 时 评 估 印 度 尼 西 亚 的 机 会 ， 据 知 ， 公 司 已 买 下 当 地 的 一 幅 地 。
业 务 遍 及 亚 洲 和 欧 美 多 国 ， 为 了 进 一 步 布 局 全 球 ， 公 司 早 已 着 手 安 排 在 香 港 两 地 上 市 （ dual listing） 。 目 前 已 取 得 香 港 交 易 所 原 则 上 批 准 ， 估 计 12月 12日 挂 牌 交 易 。
