1 for every 2 means I have to fork out quite princely sum for the right issues. Faint .....

If It?s a rights issue - you will have to pay for the shares if you exercise the rights.

Tq to Simpletrade for checking with their IR on that variance,...

I hve looked through the Circulars for the coming EGM. I could not find the ratio to be given out for the EFR, but the price of each New Unit is almost certain to be at $1.00 ea. Is is going to be at 1 Offered at  3 Held ?

Eurozone still under Quantitative Easing, although looks to be ending soon perhaps. Good if they borrow as much as possible with Euro rates.

Resourceful and thanks for sharing. So, its assumption of existing debt then.  But, this also means that the equity fund raising could be for the entire rest of the amount. Or even for part of the existing debt as well, if suitable facilities cannot be found or rates are exhorbitant (unlikely for the Eurozone debt).

Thank you for your enquiry. The variance between the purchase consideration of ?316.2m and Property Purchase Price of ?596.8m is mainly due to adjustments made in relation to:

1) The estimated net assets and liabilities of the holding entity for the 21 properties (termed the ?Dutch Target Company), which includes #### existing debt facilities of the property holding companies of the German & Dutch properties, to be assumed by FLT amounting to approximately ?262.7 million #####

2) The Property Purchase Price is calculated based on 100% interest in each of the New Properties and on the basis of the completion of the committed asset enhancement works (where applicable). For the German properties, there are some minority interests which are not being acquired, and accordingly, not included in the purchase consideration

haha yes i m refering to 5 pref to 1 share.

Anyway this reit is expanding at a hypersonic speed, and the sponsor still have tonnes of pty on hand.

Pretty soon this will be another Ascendas reit.

Bro,.. of course, the REIT is aceptable,.. otherwise, they won' t dare to give Pref Offerings too,.... nobody would take-up.

1-to-5,...means 1 pref unit for 5 units in-hand ? Too little, bro,... at least for every 3 in hand, give one at discounted price of $1,... I hoped you are not thinking of getting 5 at discounted price for every one held in hand,...lol,... Then our dilution will blow through the roof.

Normally, the hedging is done in a forward manner for 4 quarters, ie for the whole year, right ? Hence, 1 quarter of weakening should not affect the dpu,...

I hoped the New Unit price is at $1 or lower, and we will get at least a 1-to-3 ratio,.. better still if 1-to-2 ratio. I won' t ask for more,...

The other thing is, I think the coming quarter diatribution might be affected by the weaken aussie dollar. Currently the ezchange rate is like 1 to 1 . Not sure have they made the forex rate earlier.

A simple question, if answered properly,  will help us understand the financial aspects of this acquisition better : what  are the differences between the Property Purchase Price of 596.8Mil Euros and the Purchase Consideration of 316.2Mil Euros ?

It could be assumption of existing debt - but the corporate finance experts can comment.
