Now $8.53( up  4 cents )  volume 278 K, the volume is very Thin even Dow have raise 545 point. STI up 21 point and HK Index up 247 point
It should increase 15-20 cents, maybe result will be bad ??? ( my  thinking  )

hlding land, some developer has the best formula. they take their freehold land , develop sell to u in 99 years lease.
ie u pay the cost of holding for them to reap benefits of land appreciation over almots a century.
good deal isn' t it.

the last round of measure to limit building smaller unit is actually net neutral to developer.
why.
1.since going forward smaller units will not be available.so anyone who wants to be in for smaller unit will only have current smaller unit stock.
ie developer current small unit stock can continue to sell.
one can check with ura latest round of new sale to see if this is true.
2.any new addition of project , will meand developer will price in the new factor. for them it is important to be able to move units.
like any business, higher cost higher selling price. cannot sell higher, lower cost. so net net no effect.
only those developer with large land bank not yet sell is affected in a sense that they lost the opportunities for quick land appreciation portion.
but thenlook at these land lord. they have hold on their land so long and looks not likely to sell cheap any time, hold money versus hold land.
time tested is hold land better. hold hotel, or asset producing income while waiting forprice appreciation in good location land is best.
3. interest rate will raise but limited. at the moment although, FEB is increasing interest rate but they are actually paying lower rate as those maturing from 7, 10,20,30 years are much higher rates. (3-9%)and by locking in the longer term rates they continue to help pay lower interestfor a longer time.
but they cannot contine increasing rates as they will then need to pay higher rates.
4. US-CHina trade bickering may suddenly end. likely is a road map to achieve better trade balance.
