What I meant was dividend slowly go back up to 2.5 cents a quarter. And price maybe to 2.50 one day?

Suntec Reit cuts Q3 DPU by 21.9% to 1.848 S cents
 
SUNTEC Real Estate Investment Trust (Suntec Reit)' s distribution per unit (DPU) fell 21.9 per cent to 1.848 Singapore cents for its third quarter ended Sept 30, from 2.365 cents a year ago.
 
This came as distributable income from operations dropped 12.6 per cent year on year to S$52.2 million, from S$59.7 million.
 
This was due to the absence of contribution from Suntec Singapore and one-off compensation received at MBFC properties in Q3, mitigated by the better performance and contributions from the Australia office portfolio, the stronger performance of One Raffles Quay and lower financing costs, the Reit manager said in a bourse filing on Thursday.
 
Gross revenue was down 13.4 per cent to S$79.6 million for the quarter, from S$91.9 million a year ago. Meanwhile, net property income fell 19 per cent on the year to S$47.3 million for the quarter, from S$58.4 million.
 
The distribution will be paid out on Nov 25, after the record date on Oct 30. Chong Kee Hiong, chief executive of the Reit' s manager, said there are " encouraging" signs of recovery in the Reit' s retail business in Q3 2020 as tenant sales recovery at Suntec City Mall has been stronger than improvement in footfall.
 
" As a result, there will be a full distribution of the Q3 distributable income," he said.

Suntec Reits kept up a decent set of results and dividend payout. I am a little concerned with their higher gearing at some 42%. But @ 1.47 it is reasonably priced. I am happy to hold.

CRCT, Suntec Reit go to market with perps offering
TWO new perpetual securities from real estate investment trusts (Reits) are coming to the market.
 
CapitaLand Retail China Trust (CRCT) on Tuesday priced S$100 million in surbordinated perps, which have no fixed redemption date, with distribution at 3.375 per cent annually for five years.
 
Subsequent distribution will be based on swap offer rate - or its successor rate - plus the initial spread of 2.875 per cent, if the perps are not redeemed.
 
Meanwhile, the trustee of Suntec Real Estate Investment Trust (Suntec Reit) has priced S$200 million in subordinated perps at 3.8 per cent, the Reit manager said on Monday night.
Net proceeds from the issue will be used by the Reit and its subsidiaries for refinancing existing borrowings, financing or refinancing acquisitions and/or investments, financing any asset enhancement works which it has an interest in, as well as general corporate purposes. The new perps are expected to be issued on Oct 27, subject to the satisfaction of customary closing conditions. Distributions will be payable semi-annually starting April 27, 2021.
 
The rate of distribution for the perps will be 3.8 per cent per annum from Oct 27, 2020, to Oct 26, 2025. For the period from Oct 27, 2025, and each reset date following, the reset rate of distribution will be a rate equivalent to the swap offer rate or such other successor rate.
 
If there is no successor rate, the reset rate of distribution will be an alternative reference rate, plus the initial spread of 3.295 per cent.

This reits offers good and stable dividend yield as well as potential capital growth as the manager acquires more properties around the world in UK and Aussieland. Price is reasonable at $1.45. IPO was in 2004 at $1.00

Unless you are an institutional entity, you will probably not get a chance to subscribe to any new Suntec shares in a preferential offering/placement. There have been no rights issue to the public ever since this Reit was listed in 2004.
Logistic Reits is another ball game altogether, quite different from commercial/office Reits.

with recent buy of UK property my approach for Suntec is to standby cash for any placement. my current focus is still to inject cash into logistics reits.

Does anybody want to buy at current 1.43 price? Seems to be quite attractive and latest addition seems to be yield accretive. Any concerns? Over leveraging is one as the gearing is set to rise near to 35%?

If Suntec borrows in pounds, there is no issue with exchange rate risks. However some of the loans will be in SGD. So there is some FX risk here. This deal looks good as least on paper. The property being acquired is in prime area opposite Victoria Station (A central rail and bus station in London). Our nearest equivalent property is Plaza Singapura next to Dhoby Ghaut MRT.

uk pm  Johnson has said that if no trade deal is agreed by mid-October, there will be no trade deal at all with the EU. 2 days to go.
pounds is going down, does it make buying reale state in uk cheaper? how to manage the pounds losing exchange rate.
uk is zero interest rate going negative, is 4% return asset a better deal.
