The last cooling measures was just too effective which resulted in gostun. 
Will the next cooling measure be as effective as the last 1? Increase ABSD again when it' s already so painful? 12% is no joke. Maybe lower LTV to 70% and increase TDSR? If this is the case, not that painful compared to the last measure.

Agents will not buy just to push the shares price up.
I think it' s up because:
-  Higher revenue are generated year after year
-  Shareholders get higher returns (via dividend) as a result
- Momentum building up as people start to take note of this hidden gem
- Trading volume has been increasing in the past 3 days
ATH will be a concern but I don' t think the momentum will stop immediately soon. May just dip and go back up. Thereafter hover around $1.9- $2 before dipping?

common sense, are there so many new launches and resale to sell and make big money in the coming months? our govt is seen weak if property prices keep going up yet with this pandemic, buyers are really buying? just because Hdb resale is in moving strongly and with COV cash over valuation since january this year versus last few years without COV,  buyers should stay cautious and not overcommit. It has alot of implications on the govt of today if hdb flats are unaffordable and private properties snapped up by foreign and over exposed local buyers  in the coming months/years and losing the confidence of home dwellers is as good as htting oneself on the foot.
Developers are playing a game of no loss by pushing up the selling prices and giving higher commissions, ultimately with a 10 to 15% upside of the prices giving commision to agents 4 to 10% will never hurt their bottom line instead they are making huge amount on their projects with the high selling prices. Trade with care. Just look at the PE ratio and can see it is highly overvalued. Singapore market is quite small so future earnings are capped in a way.. Just my thot. Cheers.
Agree Bro, resale comes with lots of govt great subsidies, and that has also caused a spike, and actually going directly to developers to buy new launch will reduce the purchase price, though developers are dependent on agents to give them the first recommendation to beat other developers' launches, this may be short lived when there are less holding landbanks. Resale condo owners typically pay between 1 to 2 % and this will be far cry from 4 to 8% paid by developers thus agencies will have their profits reduced therefore betting on agencies may be a little high risk in the long run
