Whoever merge with ESR will be dragged down.
ESR got a few toxic assets with very short land lease.
ESR leverage also very high!

Disappointing performance in relation to overall STI.
The acquisition will be DPU accretive but the difference in timing between the perps issuance and completion of acquisition will lead to a c.1.5% negative carry to FY20F DPU projections. However, the acquisition will be c.1.8% accretive to DPUs from FY21F onwards...
If we analyse pre-pandemic performance and focus onto the yearly dpu payout, Mapletree Industrial and Mapletree Logistics Trusts dpus have been rising year after year.

AMP APAC has done a much better job since taking over 11 years ago from MacarthurCook.
I like their re-development plans and upgrading works to our older industrial buildings. |
