SINGAPORE (July 2): The chief investment officer of the manager of EC World REIT (ECW REIT), Li Jinbo, is under probe by the Commercial Affairs Department (CAD) and the Monetary Authority of Singapore (MAS).

  Li received a letter on June 30 to provide certain information, documents, and electronic devices in relation to an offence under the Securities and Futures Act (Chapter 289).

 
 
Li has been interviewed by the CAD in connection with the investigation.

  According to a statement by EC World REIT, the Nominating and Remuneration Committee of the manager has accepted Li&rsquo s request for leave of absence pending outcome of the matter and will review his appointment when there is sufficient information available.

  CAD indicates that EC World REIT and the manager of the REIT are not under investigation.

  Units in EC World REIT closed 0.5 cent lower, or 0.7% down, at 66.5 cents.

THE real estate investment trust reported a distribution per unit (DPU) of 1.158 Singapore cents for the first quarter, a 22.9 per cent decline on the year, largely due to rental rebates provided to tenants in March amid the Covid-19 situation.
 
Without the rebates, DPU would have been 1.529 cents. For the sake of " prudence" and " financial fluidity" , the Reit' s manager also decided to retain 5 per cent of the Reit' s amount available for distribution in Q1.
 
Net property income was roughly steady at S$21.1 million for the quarter ended March 31, thanks to growth within the Reit' s portfolio and contributions from Fuzhou E-Commerce, which was acquired last August.

what' s your point? that' s expected given that many shops were closed during 4-6 weeks. More important is to  understand the eCommerce sales evolution...
more important from what I hear on the ground April is more or less back to normal in most parts of China...some companies even feel they can still achieve their budget for the year despite the lost quarter...

Rental Rebates In view of the foregoing and due to a significant number of tenants (and in the case of assets under a master lease arrangement, the underlying tenants) facing difficulties and a significant loss of income, they have requested for rental rebates. Other property owners in China also receive request for rental rebates from their tenants and many have granted rental rebates. The Manager would be providing tenants&rsquo cash rental rebates (the &ldquo Rental Rebates&rdquo ) amounting to approximately RMB 23.7 million to tenants within its portfolio in efforts to mitigate the adverse impact of the current COVID-19 situation on tenants&rsquo operations. The Manager expects the Rental Rebates to be one-off in nature, barring any further unforeseen material deterioration of the COVID-19 situation in China. Any rental rebate provided to Forchn Holdings Group Co., Ltd., the sponsor of EC World REIT (the &ldquo Sponsor&rdquo ) or tenants related to the Sponsor such as its wholly-owned subsidiaries, would be regarded as interested person transactions (&ldquo IPT&rdquo ). As such, the amount of Rental Rebates regarded as IPTs is RMB 20,443,496 which represents 0.6% of EC World REIT&rsquo s latest net tangible assets.

what information you have that makes you think next results will be bad?

China is mostly up and running again and the ecommerce related business has been little affected during these 2 months.
. Besides a few retailers in Wuhan their rental income should be not affected. Even if they have to give rental rebates for these 2 months to most of their tenants (which I doubt the ecommerce can defend their case for it), this will be limited to Q1 only

Almost all REITS down 40-50% over the last week. Whole world is in a dash for cash...margin calls, redemptions etc... What they want to do with the cash? Buy even cheaper later on? Only works for a while though...and you will never know where is the bottom until it has already passed...
I think it is a good time to start slowly accumulating at these prices...patience will be rewarded...

The negative: with all the information I have it looks like millions will be infected and a few thousands may die all over China (and the world), it may take a few months before the epidemic is finished
The positive: eCommerce will be one of the beneficiaries, since it is the only alternative for people stuck in their houses or scared to go out shopping. Hence I don' t expect any pressure on the owners of eCommerce infrastructure, besides some temporary disruption due to employees not being able to get to work

Bad timing n unforeseen circumstance of this Wuhan virus outbreak. Sasseur Reit, nearest mall is in Anhui.

Agreed on this very important point. The thing abt ec World is,... I don' t know why,.. they keep getting hit by the exchange rate issue. Iread in their financial statements that they did do hedging, butstill their dpu in SGD keeps dropping yoy in spite of their distributable income and ' associated dpu' in RMB keeps growing.

If we look at Sasseur REIT, the hedging they have performed is effective.

That is not the concern. Even with 90% div, the yields are still solid. My fear is the continued devaluation of the chinese yuan against SGD which will wipe out all profits in the medium term at least

" Should the epidemic continue unabated in Wuhan, we predict (it) will be substantially larger by Feb. 4," the scientists wrote.  They estimated that the central Chinese city of Wuhan where the outbreak began in December will alone have around 190,000 cases of infection by Feb  4, and that " infection will be established in other Chinese cities, and importations to other countries will be more frequent."
