Khazanah, Temasek seen putting Marina One up for sale at S$5 billion to S$6 billion

https://www.businesstimes.com.sg/property/khazanah-temasek-seen-putting-marina-one-sale-s5-billion-s6-billion

Retail and office components.

If sovereign funds are confident in getting buyers at $5b-$6b then singpost center should also be able to fetch a decent price.

From researching online, it seems that management is busy with a few things:

1. Buying driverless vehicles within the warehouse so things can run 24 hours with minimal manpower.

2. Doing charity and sponsoring primary school students for trips and studies

3. Organising events such as world postal day or migrant workers day with various ministers attending these events. Latest event is at singpost center where one can purchase the zodiac horse stamps for chinese new year.

4. Firefighting negative comments about their service. Not alot of negative comments. Still managable. But one common remark is the postal man never ring doorbell or knock the door or voice out or make some noise to alert homeowners that they are here. One observation about these remarks is that the common man will be making noise on social media when they pay about $12 to $200 for singpost service. As for banking service such as wealth management where commission or fees add up to thousands or ten thousands, hardly any negative comment are being made on social media. Pretty sure that it is much harder to please high net worth individuals than the common man yet the banks have fewer negative comments. For years, relationship manager who had to transfer money from one account to another to cover up trading losses only made the news when she could no longer cover up the unauthorised transfers.

Office Tower in Paya Lebar is considered a Grade A commercial office. It offers premium office spaces (levels 5-14), modern infrastructure, 24-hour security, and excellent connectivity directly to Paya Lebar MRT station. It is a popular, high-quality, and professionally managed building outside the CBD ... according to Google

More importantly is the transformation plan and direction for SP

DBS Group Research analysts Derek Tan, Dale Lai, Geraldine Wong and Tabitha Foo said that Grade-A offices have the strongest upside potential due to a multi-year supply drought and strengthening pricing power.

Maybank Research analysts Krishna Guha and Liu Miaomiao believe that cyclical drivers are aligning for the office sub-sector.

At the start of 2025, we expected spot rents to fall, but they instead rose 2.1 per cent year on year in Q3 2025. Further, this is accompanied by rising occupancy for CBD (Central Business District) offices through the year, though Grade-B assets continued to see elevated vacancies,&rdquo they said. We expect Q4 to sustain the gains.

Lower interest rates &ndash especially Sora (Singapore Overnight Rate Average) rates &ndash and the strength seen in S-Reit prices have significantly improved transaction economics, enabling acquisitions to clear hurdle rates that were previously unattainable, they said.

As funding costs retrace from the 2023 peak, the spread between cap rates and financing costs has widened, restoring accretion for core sectors such as logistics, data centres and suburban retail, they added.

This shift alone has transformed several marginal transactions into earnings-accretive opportunities.

Is Singpost center rated as grade A office?

22 Jan - Short selling is 73.7% of total volume
21 Jan -  Short selling is 60.3% of total volume

I find it shocking that professional short sellers would still short at these levels.

Recently came across at least 3 pieces of news in the US market that short sellers are closing down. Not easy being a short seller these 2 years.

https://www.cnbc.com/2025/01/15/hindenburg-research-founder-says-hes-closing-short-seller-research-shop.html

So, is there any one out there who has alot of money in his bank account to leverage and create a short squeeze situation just like the famous gamestop?

https://en.wikipedia.org/wiki/GameStop_short_squeeze

Isn' t singpost an easy peasy target for everyone to target practice on just like the famous Jan 2021?

Would an wiki page be created for singpost short squeeze as well if " everyone" is successful in the short squeeze?
