Bought 142 hope some rebound soon 💪 🤑
I will think such properties in the US is of not much value going into the future...... with reducing demands for offices......  also, the US politicians do not care about the livelihood of their own country... so such investment can be rip off when the big tides come again and again...........
Can i ask if the P/B ratio of 0.3 means if i use 30 million to buy the whole company and sell all their assets and pay off their debts i earn 70 million?
I quote 60% devaluation into AI.    The result as follows:
You' re right, there are concerns about potential devaluation in the US commercial office real estate market. However, it' s important to clarify some points:
Devaluation: While a 60% devaluation is mentioned in some discussions, it' s an extreme scenario and not expected by most analysts. More realistic predictions estimate a 10-20% decline in prices, primarily for older, less flexible office buildings.
Factors: Several factors contribute to the perceived risk:
- Rising interest rates:  Higher rates increase borrowing costs,  making new investments in office buildings less attractive.
- Work-from-home:  The shift to remote work reduces demand for traditional office space.
- Loan refinancing:  With expiring fixed-rate loans,  buildings face refinancing at higher rates,  impacting their financial viability.
- Bank lending:  Lenders might be cautious when financing office projects due to the perceived instability.
It' s not all doom and gloom:
- Some analysts predict a " repositioning" of the market,  with older buildings potentially converted to other uses while well-located,  modern offices remain in demand.
- Strong job markets in specific sectors (e.g.,  technology,  finance) could still drive demand for office space.
Additional points:
- The impact varies by location and property type.  Urban core offices in major cities might face more challenges than suburban locations.
- High returns on US bonds are a recent phenomenon and their future performance is uncertain.
- It' s essential to consider individual assets and their specific features when assessing devaluation risk.
Overall, while there are challenges, the future of US commercial office real estate isn' t entirely negative. Adaptability, innovation, and strategic investment will be key for success in this evolving market.
Remember, this is a complex topic with diverse opinions. For more nuanced information, consider consulting industry reports, investment analysts, and financial professionals.
