If Forrest Li is willing to buy 10 residential properties and willing to contribute 30% ABSD for each property to national income, why not?

it is not late at all. after covid 19 which slow down singapore economic and lower down market confident. Gov cannot simply impletement cooling measure immediately which may destroy the market confident in Singapore. The property market was down from 2013 till 2018 and start picking up in 2019 till 2021. 
The cooling measure mainly tackle for the recent China gov QE to rescue their china property market caused by evergrande and other property developer. The hot money from China, Hong Kong and Macau may flow to Singapore as safe heaven and drive property price in Singapore higher.

heard that as well, now the agents are aiming about Buying In Trust training.  with a view of this, prices will not drop, need an analysis from the regulators to stop this and implement minimum buying age of 21

You simply concluded current property market with past decades incident. Shoe box units had been put a stop by URA implemented rules with minimum average floor average of 85 sqm per unit in a single condo development. when 40 sqm unit is build, within the project, another unit must be 130 sqm. Certain area at east side even restriction with 100sqm.
There is no such thing build small small units for foreigners.
Please upgrade yourself with knowledge, all can be simply google to obtain the related information. There are no usch peigeron holes for new condo projects.

agreed, iras should work harder to indentify and there should be penalty for those embarking this kind of loopholes including BUYING IN TRUST. nowdays many buyers using one name and the other an occupant for hdb flats, so the occupiers can buy pte ppty without paying absd and then sell after 3 years. SSD should kick in if sold less than 5 years, ppty prices must come down to reflect reality in getting younger workers to own a home, have more children and this will have a good effect for the society and regulators

Therefore there should be an additional check, ie. if both husband or wife or they bought via proxy ie. unmarried young son/daughter below certain age , each seperately bought a property under different names, it should be counted as 2nd properties and above, and hence the absd for 2nd property should apply.

why government want to interfere in the property market now? Isn' t it too little too late? Let the bubble burst when interest rate goes up. Many agents have been going around telling potential buyers not to worry as govt will step in to help if they cant pay
tune in 89.3 pn ceo is saying some measure are too hefty, pn ipo was 0.68 now 1.68, he has made enuf, not suprise to hear him say that since the price came down fm high of 1.95
 
 
since the multiple property owners are already in it, will be worse off with interest rate rising, the moral of the story is do not take away cheaper costs from potential owners who yet to own a  property.

Developers building smaller and smaller condo apartments because people buy and rent to foreigners who dont mind the smaller space as they not buidling families here, If there are no demnads, you think developers dare to build these peigeron holes. 2018 Enbloc activities stopped due to entity ABSD increased to 25%, now increased another 35%.

very difficult at this covid 19. Majority of BTO all delay 6 to 9 months now. Partially due to higher compensation for private property construction project delay and lower margin for HDB BTO project, so workers mostly rushing work for private property.
This cooling measure may help to slow down private property construction and move the workers to HDB construction. Or else, all young couples will delay their having baby plan.

Prop transaction shld drop in the next few months.. since the greedy will think twice before buying 2nd property. A lot of ppl had unnecessarily bought 2 to 3 condo...even incurring huge debt
HDB Room area since 2000 is not revised at all. Complain HDB small? you think Condo is very big?

So your complain about many rich holding for rental is not basis at all. Thats the problem. No money want to live big space.. And probably they want near mrt, live at good locations, want just MOP flat so that can Appreciate.
Want all the good things but refuse to pay. Is this logical? No money want big space, go buy jurong west, ulu place or buy old flats.
