I believe most investors start to realize this REIT mgr is helping sponsor to dispose asset to unit holders resulting in decreasing NAV per unit and dpu. Glad I sold off between 93.5-94.5.
All REITs need to pay out that amount to unitholders. Still, some higher-quality REITs are still able to increase the dpu of untholders from the best combination of Equity and Loan when raising cash,.... Hence, the quality of a REIT is important. REITs have learnt about the ' dangers' of an economic meltdown in 2008/9. Hence, I would still say that REITs will survive any mkt downturn this time.
Perhaps dpu may be reduced if some Tenants moved-out and the occupancy can' t be filled back up quickly.... BUT I frankly do not think that ALL REITs will experience liquidation if a mkt downturn does appear,...

cos we are pay and pay... haha
all reits have not much cash due to the policy of having to distribute at least 90% of income as dividends.. so if they want to buy assets, they need to raise cash somewhere through means such as placements, borrowings etc.. basically reits will be one of those to die first if there is adverse effects such as rising interest rates or economic downturn

Based on the above, what is the over-subscription rate ? There is no table to tabulate the results as we always see after such an exercise,... Anybody knows ?

You are right. In order to use your USDs to buy, you must use the ARE Forms sent to you ! Fill-in, buy the USD Bank Draft, mail to CDP or bring over to them at their office.
For unsuccesful applications of Excesses, you will receive a USD Cheque sent back to your residence.

Price falls near to the rights share price.......think all do not want to buy the right shares.....they must give better offer to existing shareholders......
