KOP Shanghai Phase 1 Launch Share Price Trend


Before Launch : 10.5 to 11.5 cts range

During Launch : 11.5 to 12.5 cts range

If SOLD OUT within 2 weeks: 

Above 15 cts range 


Today Vol buy up is very good. Foresee 10.5 to 11 cts this week very soon.


With mixed use 1 stop convenience and staying next to resort attractions, the chances of Sold Out is very very high.


Latest Lingang News : Tesla to confirm Gigafactory in Shanghai Lingang very soon. 


Expect KOP to launch Shanghai Phase 1 to coincide with Tesla Gigafactory medua release confirmation news . That would be genius marketing move.

KOP Lingang land is for Mixed Use comprising: 

Winterland Theme Park 

Resort and Hotel

Serviced Apartments

Retail Mall

Office Building

Residential 


KOP expected at least 3 Residential Launches. Phase 1 Phase 2 Phase 3. 

Progressive Launch. 

May increase to Phase 4 Phase 5 depending on Mixed Use ultimate allocation.


So basis minimum 3 Progressive Launch.

Each Launch about 500 units basis avg size per unit 100 sqm basis conservative average selling price for all 3 launch over 3 year period at rmb 30000 per sqm.


Total proceeds from Residential : 

3 x 500 units x 100 sqm x rmb 30 000 

= rmb 4.5 bil 


Phase 1 Launch proceeds if sold out is est. to be rmb 1.5 bil and these will be rolled over to build the other Mixed Use ....then Phase 2 another rmb 1.5 bil proceeds to complete the entire project. 


Remember : there are proceeds from office rental office sales , mall rental mall units sales. 


Why did I purposedly or specially mention Ocean Park to be ready by Aug 2018 ? It enhances the attractiveness of buying houses and apartmdents there. 


The biggest lure is still the Shanghai Residency Rights for those skilled workers and professionals who bought properties there. 


Dont forget : MNCs such as Mercs, Tesla, GE Aviation are setting up large factories there. That region is afterall FTZ area.


Disney since opening for about 17 months has attracted 17 mil visits, averaging about 1 mil visits per month. 


Already, travel agencies are planning to lump Disneyland - Ocean Park - Winterland as future travel packages as both are just 30 mins ride away from Disneyland Shanghai.


Ocean Park and Winterland are just "next door side by side"


More importantly, look, imagine this, if you are a skilled working for Daimler Chrysler Lingang factory and you are from Shandong province and would like to buy a property in Lingang to attain Shanghai Residency Rights and there is this Mixed Use Project by KOP and Consortium : 


A Condo with :

Mall

Hotel and Resort 

Theme Park

Office Building


Compared to say other developers solely on Residential, whicb would you choose ?


The answer is obvious.


Btw, KOP parcel is very near to 临 港 大 道 mrt (subway) station. If you look at the map, KOP land parcel and Ocean Park are on the south west side of the station and Poly 铃 兰 功 公 馆 (Phase 1 SOLD OUT in July) are on the south east side of the same mrt (subway) station.


With Disneyland Shanghai major shareholder (Chinese Consortium partner) and Mr Sam Goi as backing, confidence level tripled up. 


The info is as accurate as possible. If you visualize it good, then you can consider buy and hold some. 


If you dont think is good, is ok. You can stay sidelines. No worries. Just sharing info that I feel this Project has a high chance of enormous success.

Most likely preparing for Phase 1 Launch. If they market like upmarket Hamilton Scotts or The Ritz Carlton Residences, can easily sell and Sold Out at rmb 30 000 per sqm. 


Poly and Vanke are holding back their launch. As they expect selling price to go higher at rmb 35 000 per sqm due to Tesla to confirm their factory deal in Dec 2017.

They are building resort or private condo??...resort for sales also??...land use diff...so land price diff....rem. only 1 tender...hot ?
