KSH Holdings and Lian Beng Group: Developing mixed project in Brisbane
KSH Holdings (KSH) and Lian Beng Group (Lian Beng) announced yesterday that they have joined a consortium to co-develop a mixed use asset in Fortitude Valley, Brisbane Australia. The project consists of two different joint venture structures: the residential component is led by Australian counterpart, Marvel Investments Pty Ltd, who will hold an effective interest of 67.0%, while the rest is held by the Heeton, Lian Beng and KSH consortium with effective interests of 18.15%, 9.90% & 4.95% respectively the hotel development joint venture will comprise Heeton and Lian Beng holding effective interests of 70% and 30% respectively. The project is located at 186 Wickham Street and 29 Ranwell Lane in Fortitude, which is one km away from Brisbane?s Central Business District (?CBD?) and ~150m from the Brunswick Central railway station. The project is expected to have a gross development value of ~A$150m (S$174m). The residential component will comprise 324 units to be built over two phases while the hotel component comprises 198 rooms to be completed in 2016/2017. Pending more details about development financing and schedule, we conservatively assume neutral accretion for this project and keep our fair value estimates unchanged for KSH and Lian Beng for now. Maintain BUY on KSH with an unchanged fair value estimate of S$0.71. Maintain HOLD on Lian Beng with an unchanged fair value estimate of S$0.65. (Eli Lee)

Good div and stable stocks with potential to run.  HAve to wait for interests and vol to pick up...it will fly.  The last round when up more than 12% within 3 days when vol came.  So have to be patience on this one...you will be rewarded.. :-)

SH Holdings: 1Q15 results within expectations
KSH reported 1QFY15 PATMI of S$9.6m, down 15.7% YoY mostly due to lower contributions from both the construction and property development segments and a weaker share of profits from associates given lower progress recognition at JV development projects. We judge this set of results to be mostly in line with expectations and 1QFY15 PATMI now make up 27.6% of our full year forecast. In terms of the topline, 1QFY15 revenues also decreased 14.6% YoY to S$62.5m as construction revenues dipped 15.0% YoY to S$60.9m while development revenues ceased given the TOP of Lincoln Suites. KSH?s order book for its construction segment remains fairly healthy at S$490m as at end Jul-14, having recently clinching a S$147.8m public sector project for the design, construction, completion and maintenance of an integrated Community Building. The group continues to enjoy a strong balance sheet with S$104.5m in cash and a low gearing of 2%. Maintain BUY with an unchanged fair value estimate of S$0.71. (Eli Lee)

Agree results is not bad.
PE remains low around 5 and dividend yield of 5.5%.
It has consistently delivered good results.

I think it's not too bad. Expected slow down in private construction. And unlike last year. But with the win the public recent and commercial yield should be ok. Remember this has to hold. It's profitable. I think its within expectation and look at the amount of cash they are holding. 104mil.

Let's see after the results it we get more coverage...I have noticed in past pre results announcement it goes down and buy up towards end of the day... Then gods results it will go up with volume...

The consortium tendered S$234.9m (S$438.2 psf GFA) for the first site &ndash Fernvale Road Parcel A with a land area of 178.7k sq ft and maximum GFA of 536.2k sq ft &ndash and also S$252.1m (S$448.4 psf GFA) for the second site &ndash Fernvale Road Parcel B with a land area of 187.4k and maximum GFA of 562.3k sq ft. The consortium expects to develop two condominium projects with ~700 units each.
 
From our calculations, we estimate break-even and average selling prices (ASP) for both projects at S$900-S$920 psf and S$1,000-S$1050, respectively, which translates to decent margins between 9% and 16%. (Note that a neighboring project, Riverbank@Fernvale launched earlier this year by UOL, managed to garner an ASP of S$1,0 psf.) However, given the uncertain residential outlook and the substantial supply in the area, we opt to assign no accretion to our RNAV estimate from both acquisitions. Maintain BUY with an unchanged fair value estimate of S$0.71.
