THE manager of  ESR-Logos real estate investment trust (ESR-Logos Reit) : J91U 0%  on Friday (Apr 14) said that Ceva Logistics Singapore (Ceva) renewed its property&rsquo s lease for a three-year term, at an increased rate of 20 per cent.

I appreciated your comments, bro,.. will think abt them,... will reply if necessary,... thank you again.

I am hard into Reits,.. I don' t diversify too much, focussing into a few only and holding long term... hence,.. my discussions here,... just a bit of myself.

But,... the divvies has been good,... I can stay longterm in a foreign ctry and continue to earn income.

Bro, investing in Aussie is good as well. Look at the valuation...asset value increase year over year. Which is why Aussie inflation is sky high.

For fixed income investors, they would demand more returns to hold perps and bonds since risk-free rates are high out there.

Those perpetual had been issued and delivered..😁 😁 . As reit investor, u are supposed to be glad as this financing does not impacted by RBA change..

I would counter your second statement by recommending you to read and observe my other postings in this thread and in this forum. I would support most inputs with references to published materials.
For now, look at the following Slides :-
1) 9 : Well-diversified Portfolio Anchored by Australian business parks and strong credit covenants. - Would you prefer Australia to have a high-interest rate environment ?
2) 10 : Look at the TOP TWO Tenants in terms of Gross Rental Income. - Would you prefer Australia to have a high-interest rate environment ?
3) 11 : Geographical Diversification Australian assets increase proportion of freehold properties - Focus in future is on freehold properties.

Furthermore, as is with most SG REITs, rhey are ' diversifying' their portfolio holdings into Australia, hence, we need to be more attentive to RBA rate movements,... and its effect on Aims,... for I  believe RBA rate movements will affect Aims today and movig fwd too,... unless, of course, Aims decides not to invest in Australia anymore

If we look at the corporate presentation dated Mar 14th., 2023, pg 15 there is 29mil AUD of debt expiring in 2024. This is not a big percentage, but it will be a good sign to the mkt that moving fwd, AUD loans will stop at a reference point of 3.60%. And subsequently, if The Feds start to pivot in the next few mths, it will be positive for the 19mil AUD expiring in 2025 too.
I believe we can benefit from as much good news as we can gather in this ' killing' interest rate environment.
