property counters have rallied strongly recently .....only a handful undervalue property counters are remaining super laggard ....

Last yr, mega NPAT was exceptional, after they flipped a property in China for a profit of nearly 500 mil.  Then recently won a tender in China for > 700 mil for purchase of 4 parcels of land for development.  To flip on again in a few yrs if the px is right?  NAV seems to be piling up over time.  Interestingly, for the latest development, appears that the spore HL side are gonna be involved with a minor equity interest.
