not really bro. they will distribute the units as dividends in specie next year because the shareholders retain about 45% of the REIT through centurian share.  I feel the current share price drop in centurian already reflects the anticipated value of the REIT. ITs a bit tricky though. the shareholders wont be rewarded till next 6 months, and thats a long time.

Here the shareholders got a kick in the back... of course, we can say one day, the share price will appreciate.  Yes even pennies will appreciate.  But in this trading of the Reit(unless its price tanked) had it been a clear good deal for the shareholder and perceived by the investors as such, its share price should not have fallen from $1.8 to $1.59

closed at 95c from ipo of 88c ...thought very hot due to over- subscription of 16 times ???

NTA has gone up, and now the NTA is higher if the REIT price holds around here. 

Centurion has a lower debt burden and can now recycle capital into developing the additional accomodation that Singapore requires, before selling it to the REIT. 

Higher PE multiple is applied to the asset management fees of around 11mil a year. 

Centurion has little control over its share price but can reward its shareholders when it distributes REIT units next year. Just have to be patient.

Indication of interest for Centurion Accommodation REIT&rsquo s 262.1 mil units 16.6 times subscribed
 
The manager of Centurion Accommodation REIT (CAREIT) says that its 262,160,900 units available for subscription were 16.6 times subscribed, based on indications of interest and valid applications.
 
The REIT, which is expected to commence trading on Sept 25, 2pm, is offering a total of 262,160,900 units for subscription at the price of 88 cents per unit, made up of an international placement and local Singapore placement.
 
The international placement comprises 248,960,900 units to investors outside the United States, and the remaining 13,200,000 units will be offered to the public in Singapore. This is subject to the over-allotment option of up to 51,137,000 units.
 
The indication of interest for the placement tranche was 16 times subscribed, and the indication of interest for the Singapore public offer was about 30.9 times subscribed. This has resulted in the total offering of 262,160,900 units being 16.6 times subscribed.
 
Joint chairman of Centurion Corporation David Loh and Han Seng Juan have acquired 10 million units and 6 million units respectively. Other persons, including Christine Loh, Daphne Loh, Hong Wen Yee, Loh Loy Ming, and Ivy Loh, have also acquired a few thousand units in CAREIT each, and are immediate family members of David Loh.
 
Assuming the over-allotment option is fully exercised, Loh&rsquo s and Han&rsquo s interest in CAREIT is deemed to be 746,317,100 units each.
 
The units in CAREIT are expected to commence trading on Thursday, 25 Sept at 2pm.

Uh, no the 16.6 times oversubscription is underexaggerated. the retail interest was 30.9x. 

In total the offering attracted 3.8 billion in interest. The market cap of centurion is only 1.3 billion...

CAREIT is offering 262.2 million units at S$0.88 each, with 13.2 million units reserved for Singapore retail investors through its public offer.    Less than 5% for retail. The 16.6 times oversubscription is over exerated

well i might be wrong .... over-subscribed is true .... better run after release ... i feel it is cashing out app $1.8b for the buildings ... in time to come supply glut

There were 457k work permit holders in construction and marine sectors as of Dec 2024 but only 226k dorm beds. 

The number of work permit holders may accelerate in the next three years but you will not see much news reported because it is politically sensitive. 

The low end job you are referring to is the 377k non-construction and marine jobs. Even if all of them move to JB, has little impact on demand for beds.

Thomson Medical anounces $5.5b mega project in JB SEZ   .... 
there was an article saying " developers should be looking at Johore due to JB SEZ which is expected to significantly boost demand in the industrial, commercial, and residential property sectors through lower costs, improved connectivity via infrastructure like the RTS link, and government incentives ..... "
companies will likely shift their operation there .... many industrial buildings will be empty ..... oversupply kicks in

Interesting idea having workers live in Johor. The problem is you need two immigration permits - one for Malaysia and one for Singapore. Then you need to bus them in wasting hours each way. Sounds impractical to me.

There is no supply glut. The capacity of purpose built worker accommodation needs to double.

Looking at the flow chart, there are toh guan, woodlands, ubi, mandai and so forth ....
mostly in the north .... there seems to be a glut of supply in the northern part of SG. With the JS SEZ, how will be the dynamic of the change which is happening next year 2026
Guess the big names should lend support to it .... anyway let see how is the result tomorrow
