logical to ensure sufficient land supply to bring down prices yet assuring on good governance, those owning multiple properties should learn a hard lesson, with interest rate rising, those not in urgent need for homes should wait for at least 25% drop. agents would not affected for next 2/3 years since their earnings from those high comm of 4 to 9% would sustain their high end lifestyle.One deal per annum is enuf to sustain annually when selling one million dollar project which is for one bdrm only 
govt has acted rationally and superbly to cool down ppty prices, no way to let free run of the prices affecting the regulators of the day

Cooling measures, no wonder shares of both PropNex and Apac affected. But I think government must still increase the supply of BTOs and increase the constructions speed to help in boosting the supply problem.

agencies revenue will go down tremendously undoubtedly, with less buyers, there will be definitely reduction of agents who will go for other industries for long term prospect. agents been enjoying luxury life from maserati to doubling private properties ownership.  was passing by showroom Canninghill piers, saw a mclaren, lambo / ferrari and many high end cars  driven by agents awaiting and bringing buyers, Developers will not need to pay too high commission and will range 1 to 2%, versus 4 to 9%.
DYODD, ipo prices possibly coming back for the listed agencies
spore has a good governance since it has no attachment to a large country versus honkong' s properties where the neghbouring provinces keep flooding hk land and properties
next is interest rate, time to stabilise the property prices and those owning multiple properties should start with lowering prices instead of hoarding too many and sliced out those genuine buyers, overrun pricing bad for the govt.

STRONG sales of new homes boosted APAC Realty's net profit to S$26.1 million in the first 9 months of 2021, more than double the S$10.9 million bottom line a year ago.

The mainboard-listed company's 9M revenue likewise more than doubled to S$543.8 million. New home sales alone generated S$211.3 million in brokerage revenue, up 177 per cent year-on-year. Resale and rental brokerage revenue stood at S$325.7 million, an increase of 88 per cent.

Singapore Residential Property
Yet another en-bloc sale.
- PropNex said that it will launch the en-bloc sale of Lakepoint Condominium, a 99-year leasehold residential redevelopment site located near Lakeside MRT
- The tender price starts at S$640m and translates to c.S$959psf per plot ratio
- Other recent en-bloc sales include Flynn Park (sold in September for S$371m) and 21 Anderson (sold in September for S$213m)
- We maintain our view that the residential property market in Singapore is on the cusp of the next en-bloc cycle given the strong property market momentum and high demand for land by developers
- Our top picks are property developers (City Developments and Frasers Property) as they are trading at c.0.4-0.6x P/B and have shown to rise in past en-bloc cycles
- Other beneficiaries include the property brokers (PropNex and APAC Realty).

Bro, I hold a different opinion, for the next 6 months, as material costs and manpower cost of constructions increases due to scarcity, private developers will price their project higher, they will pass the cost to buyers. As the developers looks for replacement main contractors to finish their construction as some contractors go busts, this contractors cost also goes up. If you look at the HDB BTOs, you will notice delays across the board. If the supply cannot meet demand, price will go up. This is the fact. This is not due to speculations, this is a main supply problem. Authorities cannot just apply cooling measures to press it down, they have increase the supply in the short term in order to normalise the price. So in a nutshell, in the next 6 months, both PropNex and Apac will still make lots of money.

Good for Propnex and Apac as will be good results for them in the coming half year to 1 year as demand still very high for residential housing in resale HDB and resale & new private condos.
