Paragon Reit currently owns Paragon mall, which accounts for 72 per cent of the Reit&rsquo s value, as well as The Clementi Mall and South Australia&rsquo s Westfield Marion Shopping Centre.

72% of $2.78b (buyout offer price) = $2b

Approval Date: April 22, 2025

Slightly less than 1 year flipped for $3.9. Gain of $1.9b

Would there be magicians buying Singpost center for $1.1b ($0.488 share price) and flip for $2.3b ($1.02 share price) too?

The only fundamental angle i can see today is Paragon mall fetched a good price. Singpost center is worth around 33% of paragon mall transacted price. Should be much easier to find a buyer right?

Businesstimes also wrote quite a few times that with so many things going on in the marco situation, it is Singapore' s assets that are worth holding on to. Strong SGD currency(so you dont lose in FX a few years down the road when u decide to flip the mall), almost full mall occupancy, low borrowing rates in SGD to finance any takeover.

But yea again, shortist dont care about fundamentals. They will short anyway. So easy to make money shorting.

Yes and even when the price is moving up, it makes one think if they are setting another trap to short in next few days 🤣

Would shortist continue to short or turn around and become buyer instead?

Singpost is heavily dependent on shortist to move its price downwards.

No fund manager or institution buyer coming in so far to make life difficult for them.

Singpost can win the award of " Easiest to short on the SGX" for 2 years in a row. No other counter comes close.

FY closed so expecting updates soon so it's either the price is pushed down to accumulate more at lower price or bad news coming.

If breakdown below 0.335, much easier for privatization later.
A 0.40 offer is 20% premium

Touch a new low of $0.33.  Resistance still at $0.34 and $0.345
Without any positive news in the interim, it could gradually drift lower to $0.30.

No signs of trend reversal as price is below the short term MAs.
Could be forming a descending triang pattern, a prelude to breakdown if 33.5 fail to hold

I think $0.40 would be good already.
But at 0.33, 20% return at 0.40.

Yes, but after sell assets 1st and give shareholder 30-40c per share 1st then delist. Shareholders need to take back hard earn money back 1st 😀

SingPost cannot make much profit. With the e-commerce logistics, the competition is very tight. SingPost can follow SMRT and SPH, delist from SGX and has less headache

Thank you for sharing. To add, the catalyst will also come if they can stop the income drag with loss-making parcel business - although unsure if that can be divested as I guess letters need to be mailed after all

📢 Market Report: Singapore Post Ltd. (S08, SGX) < For Ease of Reading >

Date: 2 April 2026

Singapore Post Ltd. continued to drift lower this week, extending its long‑ term downtrend that began in mid‑ 2025. The counter has shed nearly half its value over the past year, sliding from highs of 0.66 SGD to hover near 0.345 SGD by early April.

Daily indicators remain firmly bearish:
  • The 20‑ day EMA sits at 0.349, closely shadowing current price levels.
  • The Ichimoku Cloud shows Span A at 0.343 and Span B at 0.363, with the stock trading below the cloud, reinforcing downside momentum.
  • Trading volume registered at 2.43 million shares, suggesting limited conviction from buyers.

Technical Outlook

  • Immediate Resistance: 0.36&ndash 0.37 (cloud top).
  • Support Zone: 0.34&ndash 0.345 (recent lows).
  • Bearish Bias: Continuation likely if price remains capped under EMA and cloud.
  • Reversal Signal: Only a decisive close above 0.36 with strong turnover would hint at recovery.

Market Sentiment

Analysts note that Singapore Post&rsquo s performance remains tied to regional e‑ commerce flows and logistics demand, with restructuring or dividend announcements likely to be the main catalysts for any reversal. For now, the counter is &ldquo sailing in bearish waters,&rdquo testing April&rsquo s shoals at 34.5 cents.
