Oh ya, my bad. 22.5% drop in distribution (not NPI) because of change in fee structure (100% mgt fee paid in cash rather than units, otherwise, as units drop to the floor, the shareholder dilution shoot to the sky).

last interim biz update already reported 22.5% drop in NPI, so reducing the DPU by the same amount, can' t expect anything more than 2.3 cts. Given current operating environment for US office, having DPU already v. good. Just don' t end up like MUST.

Manulife episode will knock Prime Manager and its SSH to plan way ahead
Also Prime has strong SSH. So am not worried that much

same sentiment on dividend payout. I think upcoming dividend should not be an issue. More worried about the Dec 2023 annual portfolio valuation. That will impart the gearing, and seeing how manulife sink... we ought to be careful too.

The price is tempting but at the same time I dont have much confidence in US office REITs. Their workers union is strong and they keep pushing for WFH
