I am speculating they are selling the engineering business unit. Good to monetize it to make the company less cluttered.

1) boss announced some good deals. They are risk averse type and would not want to engage in any form of insider trading allegation. So it is better be safe than sorry. Announce first. Of course, they have to make sure something concrete than announce.
2) collection now.
3) SgX probably already sent a query chaser email to them for more info
4) company release more info soon. Maybe next week.
5) price should fly further but unlikely touch 10 but maybe 7 plus. Need liquidity in order for the buyer (the ones doing buying now) to liquidate. They need to creat volume.

TOTAL INVESTMENTS AND FUNDING 
Pursuant to the terms and conditions in the 8 May Offer Letters, CLS would have to incur estimated costs of S$10,510,000 on new plant and machinery on the Properties in order to meet the Declared Investment requirement set out in paragraph 3.1(a) above, as well as estimated costs of S$58,500,000 required for and relating to the construction of the Proposed New Building and the Proposed Leases. Based on CLS' current estimates, the estimated total investment cost required for CLS for the Proposed Leases would be S$69,010,000 (the 
" Estimated Total Investment Costs" ). The estimation of costs is based on preliminary discussions with relevant third-party professionals and consultants, with reference taken from JTC' s 5 April Offer Letters and 8 May Offer Letters. 
The Estimated Total Investment Costs do not include the aggregate amount of Land Rent (payable on an annual basis) payable by CLS to JTC over the Lease Terms of approximately 23 years. 
CLS will be financing an estimate of S$58,500,000 of the estimated construction cost and approximately S$10,510,000 of the estimated plant and machinery cost through bank borrowings and internal sources. CLS has received an offer letter from a bank for a loan of up to 85% of the estimated construction costs and the estimated plant and machinery cost.

I am currently not vested in this stock anymore. Thankfully, made several rounds over the years (and no losses). Was a bit put off at an AGM I attended before the pandemic. Was annoyed how Chasen, being relatively small, pay out directors' fees amounting close to $500k (I vaguely remember) and the non-exec Chairman enjoyed some $30k or $40k more.  A saving of about $200k here would mean a lot to the profits of this company.  All the talk about listing one or two divisions in China has not materialise thus far... But at least the CEO worked hard to eke out reasonable profits ... Well, hope some of you can make some profits if Chasen produce good year-end results.
