Only because Dbs release a research report. But truely this is a good one. WItjout catalyst it will just subside. It shows how the general market is so sensitive to words.

Sharing research on Bukit Sembawang. 
While a recent surge of interest has seen Bukit Sembawang' s share price rally 9% in 3 weeks, we think investors still do not fully appreciate how undervalued it truly is. With its legacy land bank carried at a historical cost determined more than 60 years ago, a best in class dividend yield of more than 6.7% and a net cash balance sheet that is the strongest it has been in at least 20 years, BSE is our top pick to ride out the current trough in the property cycle.
Just revaluing the legacy landbank at close to current market prices and without taking into account any future development profits should see the Company add another $2.29 per share to its NTA, giving it a base NTA of at least $7.21 per share, or 46% above its last closing price of $4.94. This is not even taking into account any potential gains from BSE&rsquo s recent moves to resolve its long running dispute over its land along Ang Mo Kio Ave 5 (Lot 12949A Mk 18) by surrendering its 999 year lease for a fresh 99-year one in order to convert it fully into residential land without restrictions or the bulk sale of its non-landed projects built on land acquired at attractively low prices.

Anyone has any ability to try and value this? I tried, but i can' t figure out how to at this moment. Any experts to share, will be gd for learning.
My guestimate is the site referred to can potentially yield 150-200 mil profit.  But with the property mkt so koyak, when will this happen?  Five yrs time?  Maybe then BS cld chiong to 8SGD.  Meantime hold or possibly deploy cash more lucratively elsewhere .....

Bukit Sembawang stirs interest as it moves to unlock land value

SINGAPORE (Aug 19): Luxury residential property developer Bukit Sembawang Estates is moving to unlock value for its shareholders by converting some agricultural land into residential properties, while resolving a dispute with the Singapore Land Authority (SLA) that dates as far back as 2002.
In its annual report for FY2016 ended March, released on July 8, the company said that it is surrendering its 999-year lease on Lot 12949 MK18, an agricultural land, to receive a 99-year lease with no building restrictions, on which to build a residential development.
Lot 12949A MK18 is located along Nim Road, Ang Mo Kio Avenue 5 and the Central Expressway. The site has an area of 117,000 sqm. Bukit Sembawang has said that it intends to build 167 units of landed houses on part of the plot.
Of course, Bukit Sembawang has more going for it than just the Lot 12949A MK18 land. The company sits on a large land bank, a legacy of its agricultural history, but has tended to move slowly to monetise the value of its land, leading investors to undervalue its shares.
Partly owned by Oversea-Chinese Banking Corp&rsquo s Lee family, Bukit Sembawang started life as a rubber planter in 1911. In the 1950s, it began diversifying into development of landed properties by converting its agricultural land into residential developments, and it was listed in 1968.
Since then, Bukit Sembawang shares have gone in and out of favour with investors.
Now, thanks partly to the announcement that it is closer to starting development on a new parcel of land, trading in the stock has been more active over the past month. Even so, it is still trading below its NTA as at June 30 of $5.09 per share. And, if investors had factored in potential earnings from the plot that is being converted, the stock could have been even more undervalued.

I think until their foray into condo development in recent yrs, they were probably a pure landed property play.  The fact that they moved into condos probably pointed to their moving towards being a more active player in the property mkt - until they, like so many others, came unstuck by the very tough property control measures in mid 2013.  When the mkt conditions are more favourable in future, they' d probably continue evolving themselves into an active condo player.  That' s my thought.

Not much coverage on this counter. The only few highlights notable are : BS's legacy land bank for low-rise landed ppties (Luxus Hills + others around Seletar hills +Sembawang Rd), sizable stock of prime "condo lands": at Paterson Rd (Lengkok Angsa II), acquired in 2005/2007 at cheaper $700-$900+ psfppr levels. Of late they have not been aggressive in the land bidding exercise.Wat on mgmt's mind on the going forward biz plan is a big ?

That' s what a lot of people familiar with this coy buy, hoping to make a fortune.  I also did during the GFC.  Unfortunately, px did not rocket n I sold just for a small gain.  Next qn  - will they take it private.  While I still think it' s unlikely, I am beginning to think things might change.  The major shareholding family  have already divested some long time holding assets, like rubber estates.  So, may not be that far fetched to hope for BS to be privatised.  But cld be a few yrs down the road, unless someone comes along n makes them an offer they cannot refused.  How much wld they offer if privatised?  $20/share.  Afterall, landbank is huge.

The current price is very attractive due to its land bank, wait patiently for privatization.    
Like my previous favourite Singland. Such counter very illiquid.
