Plus now already quite crowded --- quite hard to prevent crowds in SG.  Many prefer to jalan jalan than stay at home.

Just wait patiently for CB to to be lifted.

Agree.  Take cue from other developed countries (Japan, hong kong), SG really have dam cheap food.  We are very lucky tbh. 

Thank goodness the hawker will last through our lifetime.  Nevertheless, next gen hawker 6 bucks also cannot say expensive ( just hard on retired like you said ) - coz they lived and stashed from a different time.

mall business will not be obsolete but evolve. both on shop mixed and towards more income sharing lesser fix rent.
immediate upside is the lifting of cb,
those mall in city will have immediate improvement.
weather turning hot and wet. any time the covid-19 can disappear.

Hahah.  Look at how much the 30 plus willing to pay for food u all know alrdy.  Panda and grab - 10 dollar meal at a time.  Their key in life is to work hard play hard.

Just wait for CB to be lifted in 1 Jun.

Singaporeans don' t want to go to malls anymore? Look at how pack were heartland malls like Junction 8 before the CB. If Junction 8 is going to be a ghost mall even after the CB is lifted, then you may say that CMT is finished.

Looking at the prices now, its already low. Capitaland is a good brand.

However post circuit breaker period,  really depends alot on consumer behaviour. 

Will footfall ever return to pre-covid  levels ? How will our government intervene in terms of shopping malls. 

Wonder If i should average down ?  Or put my money on other sectors ?

Well, those in mid 30s are known as job hoppers. Change job every 2 yrs

Those who enter workforce now, they dont even want perm jobs. They rather take contract roles for few mths or work freelance. That why the reliefs now extend to self employed and gig economy workers

Some even receive handouts from their parents STILL! unbelivable (none from me -- but these cases seem rare and few today).  I can' t belive how quick they change jobs - disregard for money over mental pampering/spa.  They nevertheless are the larger portion of the customer base for local malls.  For orchard (take your cue from tourism).

To add on (if anyone finds it helpful): We can look to the demograph (of the customers) now.  The millenials and gen z got different mindset from us.  Last time after 1997 recession we stash and save.  We worked hard.  Millenials and gen z (upon entering the workforce - millenials especially) shortened the conventional business cycle.  Ask them to rank what' s important, a priority is mental health / the living experience / live well and happy and eat well and good.   

Basically, live well eat well. 


We may not spend... but it seems like they do. At least from what i gathered (especially from the fact that the/any business cycle has shortened).
