Good evening FP,... Keppel Pacific Oak' s Geraing is below 40% or even if exceeded, it' s not far from 40%,... have not checked before I input this. Why not Keppel Pacific Oak instead of Prime ?

You are focussing on the wrong thing this time. You are ' caught' by the dividend payout which may stop if the valuation drops by,... say, 10% ? Enoughsaid abt your dividend enthusiasm here,...
I will chk on the latest gearing ratio now,... and,... pls don' t call it a LIE. I am trying to conduct a discussion here. I personally don't short stocks. But I think have to really keep clear first, the 0.08 mark may be re tested at this rate.
Another dont know how to recognise how to go home counter. See it dropped like that so shiokingly happy
SGX no bullrun, its ok. Bears running also can makes money.. beauty of SGX
have to wait till 2024 as it has 4 loan expiry in 2024 + refinancing risk. but i think by 2024, the overhang on it becoming like MUST or whether it has stabilised should be clearer. The remaining 5th loan is till 2029.

PRIME is a potential MUST, that one I agree. It has a valuation buffer of 12.9% (reported in their 3Q23 update) before hitting the 50% gearing limit.
To put that buffer into context, MUST valuations fell by 14.6% from end 22 to mid 23 alone.
So what kind of valuation decline do you think PRIME will get from end 22 to end 23?
