Investors of KSH and their JV partners would be happy to know that the KSH Executive Chairman Choo Chee Onn confirmed the official launch date of Oct 2019 for the massive 5.3 million sqm Gaobeidian Project at the company&rsquo s AGM last Friday. The project launch had been delayed a couple of times, first due to Beijing&rsquo s cooling measures which requires the homes construction to be 30% completed before sales can start and delayed again last October due to &ldquo the uncertainties caused by the trade war&rdquo . Mr Choo, who just came back from China revealed that the main reason for the delay was the additional cooling measures which restricted the sales to local residents only which means that those from Beijing cannot buy. The local government has eased these restrictions and now non-locals will have to pay social security for 3 years to be eligible to purchase in Gaobeidian.
Even with this condition, the JV company is confident enough to launch the first 100,000 sqm, about 820 units at a price of RMB 8,000 per sqm. They will quickly release more units once 50% of the units are sold. Although the launch price is a far cry from the RMB 20,000 psqm in nearby Baoding after news of the Xiong&rsquo an SEZ was released, the Gross Margin is a respectable 50% as their cost is around RMB 4,000 psqm.
Another piece of interesting info that the Chairman revealed is that the long term plan for their 13 overseas hotel properties is to form a Reit. Looks like everyone is jumping into the Reit wagon. However it&rsquo s a long time coming as 6 of the properties are still under development and they still have to wait for the income to stabilise first. They will also be adding more hotels in the meantime.

At last GAOBEIDIAN starting...

KSH did share buybacks of 300,000 shares at $0.42 and $0.43 on June 20 and another 300,000 shares at $0.44 yesterday. However, this did not stop the heavy dumping yesterday. The stock was whacked down to as low as $0.38 and closed at $0.395. Action started mainly in the afternoon, with 522,660 shares changing hands.   Similar casualties were found in some other  second liner property counters such as Lian Beng and Tuan Sing.

Short sells of 133,300 and 119,700 shares were reported on June 19 and 20 respectively at the SGX web-site. But surprisingly, there was no reported short sell yesterday.

Does this signals imminent changes in the property sector ? Or is it just a concerted dumping by the big boys ? Anyone has a clue ?

A good half day,  up 2 cents in big volume.

Yesterday tested recent low of $0.415. SGX Daily Short record saw 133,000 shares shorted yesterday out of the total transacted  585,900 shares. Lucky me got some more at $0.415 and the sellers are from Credit Suisse and UBS.

Hope we have seen the low. Again can' t say much as uncertainties over the global economy and trade war still weigh on the market.

Cheers.. IF china and US can reach a deal, then this counter will huat becos of the gaobeidian... Right now becos of the trade war, the property market in china is very bearish... So if China and US reach a deal, then this counter potentially going above 50 cents is much confirmed. BUT if China and US continues to engage in trade war then this counter may even go down to 30-35 cents in the new  future  becos it' s NTA is only 50+ cents and according to anaylst report they may incur losses from it' s JV in the next few quarters before improving.. Most construction counters like Lian Beng are trading at less than 0.5 P/B ratio..

Very over-sold counter. Today volume increased and closed unchanged at $0.42. But in view of the poor sentiment on the stock and rising global trade tensions and geopolitical overtones, can&rsquo t really say it has bottomed.
Lack-lustre FY19 results. Management does not touch on the Gao Bei Dian project in recent announcements. Do not expect much near-term positive surprises. Even long-term follower OCBC has dropped coverage on the stock recently.

Nevertheless, bought some at $0.42 to keep. The selling counter parties all from DBS.

2.2 cents dividend to be distributed probably in August, which equated to > 5% yield at current share price. Its construction order book remains healthy at over $486m as at end of April 2019. NAV = 57.48 cents.
