The NAV of this CITYDEV BROTHER , GUOCOLAND, IS about $3.50.
Now only 2.08.
UE NAV about $3.08 . Price moved to 2.60 to 2.80.
GUOCOLAND UPSIDE A LOT OF ROOM TO MOVE. Not yet move. Once move can see $2.80 to $3.00.

Today, Donovan finally analysed Guocoland. Saying BBs have been shaking out retailers and it will be rallying going forward.
All of Guocoland Integrated Projects and other assets in very good locations :
Shanghai Guoson just next to Changfeng MRT station
Tanjong Pagar Ctr next to Tanjong Pagar MRT Station
20 Collyer Quay next to Raffles Place MRT Station
Very solid projects
If they cash out this Shanghai Asset , balance sheet will look glorious with loads and liads of CASH .

Guoco Tower and Tanjong Pagar Center is another prized asset right above Tanjong Pagar MRT station.
Btw, Quek Leng Chan holds about 70 % stake in Guocoland ?
Guocoland may sell the Shanghai Guoson Integrated Project.
If they can do it for RMB 30 to 40 bil, est. Can pocket SGD 3 to 3.5 bil in profits.
As a shareholder heart pain seah, not sure if Quek LC feel heart also or not .
Raymond also feel heart pain ?
Such a good plot of land in Beijing sold at "such low prices" in 2015.
Luckily still have Shanghai Guoson Prized Asset.

Since CHINA CINDA ASSET MANAGEMENT got a steal and bargain from you Guocoland in 2015 and sitting on huge profits from the 510 000 sqm Beijing Land Sale,
China Cinda can buy from you your Shanghai Changfeng Project at RMB 40 bil to " balance things out a bit ".
Send your son Quek Kon Sean to personally oversee The Deal : )

500 000 sqm lamd size sold at RMB 20 000 per sqm ?
Too low ! Too cheap.
Easily can sell at RMB 60 000 per sqm based on current valuation.
Potential Gain of SGD 4 Bil LOST . Why sell so low in 2015 ?

Using Yanlord Land Purchase as a guide, Guocoland Shanghai with a GFA of 500 000 sqm may easily fetch more than RMB 30 bil (more than SGD 6 bil) if it is put up for Sale.

Guocoland could have owned 11 floors of The Center (HK).
HK $ 40.2 bil sale. LI Kashing and DBS gained.
Seems like Guocoland knows when to buy what to buy BUT dont know when to sell. : )

Though Guocoland reaped a profit of about $500 mil in 2015 from the sale of their Beijing Dongzhimen Dev, they must be kicking themselves in their foot as the decision maker who proceeded with the sale may have make Guocoland lost "a potential $1.2 bil based on current property price and valuation.
If Guocoland sell their Beijing Project in 2015, think they may also sell their Shanghai Project as current property prices and valuation look more attractive than in 2015. Potential Gain : $3 bil to $3.5 bil

At least in HK , you are valued there. Like Dao Heng Bank for example.
Those funds there know what Guoson Shanghai is really worth in today's property market in China especially Shanghai.

So if Guocoland put up Guoson Shanghai for Sale, can attract Offers for around RMB 30 to 35 Billion.
