Bukit Sembawang reports 4Q earnings surge to $21.5 mil on higher revenue

SINGAPORE (May 24):

Bukit Sembawang Estates saw its earnings surge ninefold to $21.5 million in the 4Q ended March, from $2.3 million a year ago.

This brings its full-year earnings to $55.3 million in FY18, down 23.7% from a year ago.

4Q18 revenue more than doubled to $32.8 million, from $15.2 million a year ago, on the back of higher sales and higher profit recognition on development projects.

As at end March, cash and cash equivalents stood at $145.6 million.

Bukit Sembawang has recommended a final dividend of 4 cents per share for the period, and a special dividend of 14 cents per share. This is lower than a year ago, when Bukit Sembawang paid out a final dividend of 4 cents per share and a special dividend of 29 cents per share.

Looking ahead, the group notes that Singapore&rsquo s overall private residential property prices rose by 3.9% in 1Q18 &ndash the third consecutive quarter of increase.

Indeed small volumes all the time with few exceptions. But I know once hot, it will be really like ' bukit' . Bukit Sembawang area is hilly and can go new heights.

The share price of this stock is still hanging on to above the $6 level. Volume is small so hard to play.

Bulk sale was essentially sealed off by govt cooling measures.. That' s why, the retreat back to lower.. Basically, i was expecting them to finalise the sale before march year end. Now, i think they will be launching the units instead of a bulk sale i guess.

Guessed the research released was the catalyst for chasing up the share price and since then the share price is slowly sinking back as those who were strucked slowly sell off. Can re-enter only below $5 to keep for the dividends.....$

Sharing research on Bukit Sembawang. 


While a recent surge of interest has seen Bukit Sembawang' s share price rally 9% in 3 weeks, we think investors still do not fully appreciate how undervalued it truly is. With its legacy land bank carried at a historical cost determined more than 60 years ago, a best in class dividend yield of more than 6.7% and a net cash balance sheet that is the strongest it has been in at least 20 years, BSE is our top pick to ride out the current trough in the property cycle.

Just revaluing the legacy landbank at close to current market prices and without taking into account any future development profits should see the Company add another $2.29 per share to its NTA, giving it a base NTA of at least $7.21 per share, or 46% above its last closing price of $4.94. This is not even taking into account any potential gains from BSE&rsquo s recent moves to resolve its long running dispute over its land along Ang Mo Kio Ave 5 (Lot 12949A Mk 18) by surrendering its 999 year lease for a fresh 99-year one in order to convert it fully into residential land without restrictions or the bulk sale of its non-landed projects built on land acquired at attractively low prices.
