Highlight of AGM was the CEO. Young, dynamic and down to earth. Direction correct.Very positive for Sabana. Hope CEO won't get stone walled by remnant of old mgt. If not wrong, activist was there too.

"Shari'ah Compliant" doesn't seem to bring value to the reit but shackle the type of occupancy allowable under the rule. Its time to dropped it to improve occupancy.

Wonder why ESR/Sabana deal attempt fell thru ?
Sabana asked for too much ? or ESR give too little ?

Totally agree with u. Some ppl here seems to hate ESR reits alot, posting bad things and posting website that says bad things about ESR..

With potential  merger with Viva , ESR Reits is a gem

I think they give the full dividend to the preferential shares becos they want to " encourage" shareholders to subscribe for the shares at 54 cents...

Eg: Let say initially there are 10 shares, revenue is $100, bank interest on loan is $40. $$ availale for  Dividend = $60 ==> $60/10shares  = $6  dividend  for each share from Jan to Mar 2018

Then on 28th march, 2 extra shares was listed raising $100. So the $100 is used to pay the bank loan. So the revenue remains  $100, bank interest is lesser now as loan amount is lesser  now, say interest  is $39  (less than  $40 initially) becos of saving in interest for 29,30 and 31 March. But the  2 extra shares  were promised entitlement to dividend for the entire  3 mths. So $$$ available for Dividend = $61 ==> $81/12shares = $5.08 dividend for each share from Jan to Mar 2018. (Drop in DPU)

BUT from Q2 onwards. Due to lesser debt, the saving in interest for bank loan is no more only 3 days, is for 3 mths now.
So revenue $100, bank interest on loan is $20 (much lesser than $40 initially). So $$$ available for dividend = $80/12 shares = $6.67 dividend for each share

Wrong la, it rises by 4%. The drop is because of the extra preferential shares.

The money received from the extra shares issued was received on 28th March (3 days before the end of Q1).. And the money was used to repay debts and only help the company saved 3 days  of interest. BUT the extra shares received the full allocation of dividend for Q1.

If u pro-rate the dividend for those new shares aka 3 days of dividend, the DPU increase is arounf $0.0108 (around there) increase by 4% and this mark the first increase in DPU for a long time ==> Good sign.

So the next quarter, the interest saved from  the $125m received from the extra share that is used to pay up debts will be used to pay dividend so the dividend will be back to normal and based on Q1 trend, the dividend will be around 1 cent , increase from last year
