taking into account for MUST 2023 drop in valuation, 16% + 8% = 24%.
If Prime also drop with the small percentage for full year 2023, its gearing will go pass 50%.. not that good..
Need more margin for safety before we entering.. a good price for entry if available would be below 15cts in my opinion.

MUST just reported updated ppty valuation, overall dropped by 8%, good indicator what' s coming for PRIME. 
is $0.20 another support level to look at

besides valuation risk, the one hanging over their head is refinancing the debt due next year in 2024. If that clears, big tail wind for recovery.

Just for reference, 2022 valuation was announced on 8 Feb 2023, same day of finance reporting. 
the date of revaluation is at year end but when will this revaluation result be announced?

It will be dated end Dec 2023. But likely the work for re-valuation should already started earlier. Prime gearing is around 42.5%.. and if i rem correctly, they can not have more than 12% drop is valuation, else they will hit gearing of 50%. To me is a 50/50 thing. As 2023 average US property drop 15% or more. Taking MUST as reference when they do mid year review, that should be already the guidance.
