Honestly, I don' t know what will happen next.

At the moment, China' s leading property develpers are barely surviving. According to SCMP on 11/10/2018 - Public anger in China spreading as property prices dropped  significantly overnight. Big developers in China like Country Garden are facing tremendous amount of pressure especially in terms of lacking of liquidity. Even though HK Land has big presence in China property market, HK Land' s liquidity seems perfectly fine, as long as their tenants in HK and Singapore can pay their rent on time.   

In the near term, my humble guess is that, HK Land' s share price could be moving in tandem with the HK and China stock market. Who knows, it could go lower than USD 6 per share should the US and China relationship turn more sour down the road. Having said all these, should the price of HK Land dropped too low and too sharp, I won' t be surprised that Jardine Group will acquire the other 50% of HK Land at an unbelievable discount.   

So, it is wise to go vacation, go fishing, or do anything except spending time following the stock market too closely. Wait and see for the right signal to go in again.

Heng! With the hind sight, glad that I was out at a good time. Having said this, I still think that Usd will remain strong till 2019-2020 timeframe because of Fed's raising of interest rate and reverse QE policy. Good investing!

Wortth watching, as this could be disasterous. Good investment!

As such, my long term outlook for HK Land and HK as a whole changed from positive to very negative. As such, it is better  to reduce exposure in HK Land and HK as a whole before situation turned sour suddenly. All the best and Good investment!

HK Land's primary listing is in London Stock Exchange. It only requires to produce an interim financial statement for Q 1 and Q 3. Having said this, based on 2017 ye result, we can have a glimpse on what will happen to their core revenue in 1st and 2nd Q of 2018 - i) contracted sales of developement properties to be recognized in 180 days in Cchina and Singapore and ii) expected lease completion, renewels, offices vacancies rate and supply of offices in Central HK. So far, I think that HK Land's 1H 2018 result should be pretty good! Good Day!

1 USD is currently 1.3275 SGD today. There is a high chance that USD will continue to strengthen against SGD into 2019.

On 23 Apr 2018, 3 month LIBOR rates were roughly around:-
(i)  USD  -  2.35954 %   
(ii)  Euro - -0.36500% 
(iii) JPY  - -0.03667%   
Given that Ferderal Reserve will continue to tighten the QE and increase the FED rate into 2019, but Japan' s Central Bank and ECB are more dovish than expected at the moment. Given these, it is very logical for traders to short Euro/Yen and long USD. Consequentially, USD will gain in terms of SGD because USA, EU and Japan are major trading partners of SIngapore.

On the other hand, we have to be very watchful on US Treaury 10 Year' s rate - it has just crossed the 3% psychological mark impacting the most hated Bull Market in US history. We begin to many traders/investors/institutions taking profit when the market rallies from corrections. Like we triy to stop a locomotive running at full speed, it will take sometime before it fully stops.

A such, given the extremely low Price/Book Value (0.3) Low gearing ratios potential rise of USD against SGD limit prime office supply in Central in HK and healthy pipeline of sold developement projects pending for recognition in FY 2018 I still think that HK Land is a better stock to hold compare to those stocks that have shot up the roof in the earlier rallies. Moreover, the recent stock repurchase at USD 7.0 per share sets a bottom price until the Half Year result of 2018 is going to be announced.
