For property counters, suggest not to use NAV measurement. Many property counters also trade below NAV. Its not unusual.

Their forecast for FY2020 not so good due to virus and ongoing Hk riots which can explain fall in share price. Market tend to take very short term view, if they feel that following qtrs company will not do well, the share price just tanked.

agree. moreover, if i am not wrong, hkland also recognized significant revaluation surplus in recent years. in a downturn, the book value might be adjusted down, so discount to book value may be lower when that happens.

Life is full of uncertainty. So, if we are no confident that investment would bring reasonable return, we might as well stay on the sideline. As mentioned earlier, I believe that USA is the "prettiest" among all the ugly sisters, hence, we should stay on on USD vs other currencies. The next 14 days will give us a very good picture on how the Covid-19 virus will develope from here. No need to make any move until we have a better gut feel on whether this will be gone in May when the weather gets hotter or otherwise becoming a pandemic. Good weekend!
