Move up a lot in 1 month, MLT too. All this with the almost confirm rate cut in sights in less than 2 weeks. Chances once rate cut announced, the upward momentum may be paused instead but gradually, the upward momentum should continue. Let' s see!

It' s a shame that this super bluechip reit [used to be] has been heavily weighted down by non core non Singapore assets. If not for the former North Asia Pacific portfolio that it took on, this reit could not have seen sub $2 or should have bounce back above $2 by now just like MINT. To add insult to injury, when it has to divest to cut gearing rate, it has to let go of a 100% occupied Singapore commercial asset at prime location at Anson road, instead of the poor assets at North Asia Pacific region. The saving grace is that the divestment somehow is DPU accretive, probably the money received to cut down debt save a lot of interest to such an extend that the interest money saved is more than the theoritical DPU payout from the NPI concerned. This post was prompted by yesterday visit to Vivo, my goodness, the amount of the people at the mall and the brisk businesses taking place. This reit was attacked until reaching sub $1.2 because of its North Asia Pacific portfolio in my view so let' s hope the management somehow divest them soonest. They can concentrate on redevelop Harbourfront Centre, taking into consideration the Greater Southern Waterfront project and repositon their focus in Singapore. Personally still have high confidence in this reit and if the managment get it right, it should bounce back above $2 in due course especially if global cengral banks rates start to recede and stay low.

Mapletree Pan Asia Commercial Trust obtains HK$1 billion loan
The Reit&rsquo s manager did not disclose what the proceeds from the loan will be used for
 
MAPLETREE Pan Asia Commercial Trust (MPACT) has obtained a HK$1 billion (S$169.8 million) term loan facility, its manager said on Friday (Aug 23).
 
The facility is guaranteed by DBS Trustee in its capacity as the real estate investment trust&rsquo s (Reit) trustee. The Reit&rsquo s manager did not disclose what the proceeds from the loan will be used for.
 
In a bourse filing, the manager said that the facility contains conditions where a mandatory prepayment event may occur.
 
These conditions include the resignation or removal of the manager without prior consent from the facility&rsquo s lender the appointment of a replacement manager not in accordance with the Reit&rsquo s trust deed terms and the occurrence that the replacement manager is not a direct or indirect wholly owned subsidiary of the Reit&rsquo s sponsor, Mapletree Investments.
 
If a prepayment event occurs, the aggregate level of the facility, assuming it is fully drawn down, and MPACT&rsquo s outstanding borrowings that may be affected is about S$5.9 billion, excluding interest.
 
At the time of the announcement, the Reit&rsquo s manager said none of these conditions has been breached.
