The Company&rsquo s main asset is Capital City Mall in Johor Bahru. The Company has entered into a sales and purchase agreement to sell bulk of its retail units in the Mall to MK Mustafa. The Company will also consider diversifying the business if the right opportunity arises.
4. Is the Company facing any issues with the completion of the sales of the retail units to Mustafa?
The Company does not foresee any issue on the completion of the sales of the retail units to MK Mustafa.
5. Are there any expected financial difficulties arising from the property outlook in Malaysia?
Management remains optimistic about the property outlook in Malaysia

Capital World, the parent company of Capital City Mall, announced then that Mustafa was set to complete a RM368 million deal (US$78 million) to purchase 591 unsold retail units in Capital City Mall, 374 accessory parcels, comprising alfresco and multipurpose areas and all 2,181 car park lots.
Chief executive of Capital World Ivan Hoo told CNA on Wednesday (Oct 4) that Mustafa now wants to lease some of the remaining unsold retail units as it needs the extra space for easier management of the store.
&ldquo For some of the remainder of the unsold retail units, what Mustafa intends to do is to rent from (the strata title owners). In fact, Mustafa is generously offering to rent from them so it can have full control of the space in the mall and design it to suit its needs,&rdquo said Mr Hoo.
&ldquo The target now is to open in the fourth quarter of 2024 ... We are working to finish this as fast as possible,&rdquo he added.
In September, Mustafa opened its first outlet in Malaysia - a jewellery store in Melaka&rsquo s Dataran Pahlawan Megamall.
Capital World previously said that it will pursue real estate opportunities for Mustafa, including " identify potential sale sites in Malaysia and Indonesia to develop into megastores" .

Capital World is working towards selling some extra units to Mustafa by cancelling some units that was sold to others previously.
Likely there will be a 2nd SPA as Mustafa is keen. Which means additional income.
This is part of the reason why Mustafa delayed its opening as it takes time to settle strata titles.
A bigger Mustafa will bring in a bigger crowd.

My trading philosophy is I will not load up at same price. I will prefer gaining little to losing cos covetousness may kill.

Acts of some juggernaut BB. Collection at 3 and may pare down at 2 if decomposition does occur. When news out, it will pump up and likely dump at 4 or 5.
The sell q did NOT build up. So this is a collection. I have q another 500 at 2 to join them.

Supposed to open now but delayed till 3rd Q of next year.
The good news is Capital World collected the 78m ringgit & balance by end
of yr or next few mths.CW is financially better now then when it was suspended.
Likely by end of this yr the management will share their strategic plan.
Things should get better.Not worse.

Fallacy of composition seems to kick in for this stock. When we see huge buy q but no uptrend in sight. Composition may just become decomposition. It feels ominously decadent at 2 soon. 😔
