Look at Netlink NBN Trust - ' waiting for the dvd payout till the comes comes home' ,... At IPO, the price stayed, then rose to 0.84,.. I think,.. now dropped back to 0.82, near to IPO price of 0.81,...  some more if a Rights Issue, worse if it' s a Pref Offering,...  SUDDENLY comes along,... ' jialat' ,....

After thinking through,.. probably the objective of subscribing now and buying on Thursday would be for capital gain / speculation,... Not for waiting till dvd payout comes next September,... any chance for a ' tikam' opportunity here,... I seldom do this,... laugh

Think Manulife USD Reit is better.  Their portfolio all concentrated on US Tier 1 cities.  Whereas Keppel KBS Reit only has 5% on Tier 1, 61% on Tier 2.  Also I think the occupancy of Manulife Reit is much higher than K-KBS.  KBS is the biggest benefactor here, they already made a lot of their $ when they injected their properties into this REIT, plus they continue to make Fees from managing this REIT.

I will not subscribe, because of (1). Many things can happen from now till then.

Issues coming soon,... but, as  usual, Private Placements will take place first. May turn out to be a Rights Issue first prior to  receiving our first dvd payout. No money coming in yet but money must go out already,.... 

To 4) below, this is NOT AN ISSUE anymore. Exchange rate at refund follows exchange rate at subscription point.

3) The ' starting leverage' upon listing is at 36%, isn' t this a bit high to start with ?
4) Investors can only apply at IPO with the SGD. If applications are unsuccessful, will there be (again) forex losses risk when converting back the USD into the SGD for the refund ?

I have been waiting for this US REIT, due to the fact that I have USD holdings that I needed to invest. But  perusing the prospectus here  is beginning to dampen my  spirit of applying for the IPO.

My thoughts on Keppel-KBS US Reit:
1. A good opportunity to participate in the US Reit and a diversification to Manulife US Reit which I' m vested.
2. I like the cities they are in as those are the growth cities especially in the technology industry. 
3. I also like the idea that a Singapore corporation aka Keppel is one of the key sponsors. 
4. With the over subscription of the private placement, I believe the support for this IPO is good.   
5. I would consider buying from the open market at around IPO price.

Tq junction,... to me,... investing into a US REIT will help me to diversify my currency holdings. I' d like to hold some other currencies too besides the SGD. BUt ur second point is very true - the new President may throw a big wrench into the gears anytime at all,.... suddenly if a US REIT starts to impose withholding tax, the price will fall badly !

Each time you change to US $ and vice' versa, bank makes money.  Some also impose " admin" fee. That' s why investing in US $ stocks is not so good as S$ stocks.  Also sekali Trump Ki Siow, Free Trade agreement change and you have to pay witholding tax.  That' s why I sold away Manulife Reit.

If one has confidence in the Office mkt in The USA with the rise in the US economy,... then this would be a good diversification, and not to have eveyrthing inside Manulife US REIT. Then, one has a lot of time to buy between IPO date and June 30th., 2018.... hence, no need to buy now.

One will only subscribe if he thinks that this IPO has the best price currently, and upon listing, the price will never drop below USD0.88. Never forget that the nav is ONLY at USD0.84, the IPO price here is at a premium.

When MUST opened last year, the price went ' below water' .

Another US-based REIT to be listed by this year end ! Hoping this can give out dpus  FOUR times-a-year instead of the 2 that many REITs are practising now,.... Then, this wil be the first international REIT to do so,... investors will sell other holdings  and port their funds over to  this JV-REIT.
