Heeton plans to balance cost cuts with discount purchases
COO also suggests student accommodation and logistics as some segments for ' stable income' .
 
WHILE Heeton Holdings' overseas hospitality business has taken a big hit from the Covid-19 pandemic, the mainboard-listed property group is not shying away from potential acquisitions, chief operating officer Ivan Hoh told The Business Times.
 
As the pandemic puts discounts on the real-estate market, he floated possible fresh buys in the hotel line.
 
Meanwhile, Heeton is tweaking its investment strategies and diversifying its portfolio - with the potential to venture into new property segments.
 
Mr Hoh pointed to Heeton' s majority stake in the joint-venture purchase of a 2.45-acre mixed-use site in Leeds in 2015. While the first phase of the project was anchored by the Hampton by Hilton Leeds City Centre hotel, other options for the plot include an office tower or apartments.
 
Another possibility Mr Hoh brought up: purpose-built student accommodation (PBSA), a market that Singapore-listed real estate players such as Centurion Corp and Wee Hur Holdings have already ventured into.
 
" It' s not top on our priority list to look into it, but I' m not ruling that out as well," he told BT, naming PBSA and logistics as some business segments that could entail " a bit more stable income and probably also less management" on a day-to-day basis.
 
That' s even as he warned, when asked about revenue mix: " Although we will still continue to look at acquiring hotels, because it does provide us with pretty good topline revenue, we also don' t want to put all our eggs into one segment of the basket."
 
Heeton has 14 managed, franchised and own-brand hotels - 10 in Britain, and the rest in Japan and Thailand. The group lately posted S$12.7 million in revenue for the first half to June 30, with almost two-thirds of its top line in the hospitality segment.
 
Hotels had overtaken development as a bigger contributor in 2019, when hospitality turnover rose to S$40 million, from S$17 million the year prior.
 
The property development business shrank to S$11.1 million, from S$24.2 million, in the same period.
 
Still, Heeton is also throwing its weight behind shoring up core businesses, especially with hospitality battered by the Covid-19 outbreak.
 
The occupancy of the British hotel portfolio now averages 30 per cent to 40 per cent, Mr Hoh told BT, although he dubbed the timeline for pre-Covid recovery " anybody' s guess" for now.
 
Instead, the group is focussed on its operating costs and its " main strategy is to try to break even" , he said.
 
The same rule applies to potential acquisitions. " We will not rush in just because there is a good price dangling there" , Mr Hoh stressed. " Can it at least break even right now? Then we will take a longer-term view."
 
Yet he also teased that Heeton is eyeing British hoteliers that might offload multiple properties at one go, as " they are looking at a big cut on their prices with the current situation" .
 
For Japan, where Mr Hoh touted an industry over-build ahead of the delayed Tokyo Olympics, he said: " Some of these hotels, before Covid, were trading at more than 4 per cent yield but now they have to take a cut to sell, so the cut can go up to 5 per cent to 6 per cent. It presents pretty good opportunities for us as well."
 
Eventually, the ideal revenue split for the group may be three-fifths from hotels and the rest from development, he said: " For the next one to two years it may be slightly more on hospitality, but we' re just trying to balance the portfolio."
 
As for property development, Heeton remains open to rebuilding its land bank - despite a lack of success in government land sales this year.
 
The group is " closely monitoring" the availability of mass-market sites that could, when developed, fetch from S$1,300 to S$1,800 per square foot (psf) for a residential project.
 
Otherwise, Mr Hoh said there is still potential in the high-end Core Central Region (CCR), " because I think the CCR has not yet reached its peak... so we are still observing as well" .
 
Separately, two suburban commercial properties make up a much smaller slice of the Heeton portfolio: Sun Plaza and Tampines Mart generated about S$2.88 million in full-year revenue in 2019, relatively stable compared with S$2.76 million in 2018.
 
Despite the cash flow hit from a two-month rental waiver to tenants, Mr Hoh said Heeton is content with the status quo and does not plan to either grow or divest its Singapore retail assets at this point in time.
 
" The contribution may be small but... it provides a very stable income for our business," he said.
 
Instead, Heeton has turned to cost control measures to ride out the Covid-19 storm - such as renegotiating supplier contracts, freezing capex and rationalising manpower, particularly at the overseas hotels.
 
With S$75 million in 6.1 per cent bonds fully redeemed in May, Mr Hoh said Heeton may look at more loans and fundraising exercises.
 
" We have been presented with quite attractive deals recently," he noted, even while " there' s this mismatch in cash flow" from issues such as delayed project completions.
 
" Cash flow management is of the utmost importance in our group right now... Whatever fundraising we are doing, we are committed to redeem it, that' s for sure. And of course we still hold assets some of the assets are still free from encumbrance, so if we really need to, there' s always this possibility of gearing up as well."
 
Separately, Heeton trimmed its final dividend to 0.3 Singapore cent a share, from the 0.45 Singapore cent originally proposed. The eventual payout was half the previous year' s.
 
Asked if shareholders should expect further cuts, or even a suspension of dividends, Mr Hoh told BT in a follow-up e-mail that " we cannot rule out anything at this point in time" .
 
" The company is committed to meeting all its financial and contractual obligations and it would be the responsible thing to make this our priority," he added. " How circumstances improve within the relevant timeframe will determine the amount of excess profits available for distribution."

Thanks for the sharing of this article. SIA will take a longer time to recover. It' s on my watch list for long term investment, but not at currrent price level. Looking at current price level and volume, it' s unlikely to have any BBs' play in this counter.

If SIA needs more cash, it should tap travellers instead of investors
FORGET the three-hour lunches aboard an A380 aeroplane, and the 30-minute flight simulator experience.
 
If Singapore Airlines (SIA) wants to generate revenue from its customers, it should offer to sell vouchers that its customers can exchange for deeply discounted tickets once international air routes reopen.
 
" Should this be considered, it would be wildly beneficial to SIA shareholders and bondholders as it would eliminate another round of highly dilutive funding," said Nicolas Van Broekhoven of CrossASEAN Research, who publishes on Smartkarma, in a research note in August.
 
" It would also be a real show of love to (SIA' s) customers and be highly appreciated," he added.
 
Specifically, Mr Van Broekhoven suggested that SIA offer its customers vouchers that can be exchanged for tickets priced at 50-75 cents on the dollar until 2023 without restrictions.
 
SIA could, for example, sell a voucher for S$1,000 that entitles the customer to S$1,500 worth of flights. Or, the airline could sell a voucher for S$5,000 that entitles the customer to S$10,000 worth of flights. " It has to be really attractive so it has the maximum buy-in from (SIA' s) customers," he said in the research note.
 
How much could SIA raise from such discounted forward tickets?
 
A major guidepost is the fact that Singapore has a population of 5.7 million people, and that international visitor arrivals in 2019 topped 19.1 million people.
 
Mr Van Broekhoven also noted SIA' s frequent flyer programme " Krisflyer" had 4.6 million members in 2019. " A high proportion of these 4.6 million members globally would seriously look at any attractive offer," he said.
 
Assuming that 10 per cent of Singapore' s population and potential international visitors were inclined to stump up S$1,000 each for vouchers that offer discounted flights, SIA could take in nearly S$2.5 billion.
 
A much more aggressive assumption of 30 per cent of Singapore' s population and potential international visitors purchasing S$5,000 worth of vouchers would see SIA taking in more than S$37 billion, Mr Van Broekhoven indicated in his research note.
 
To put these numbers in proportion, SIA chalked up revenues of nearly S$16 billion for FY2020 ended March 31, and just over S$16.3 billion for FY2019.
 
Cash burn may rise
 
When contacted last week, Mr Van Broekhoven said recent developments have only reinforced his view that SIA should proactively engage its customers with offers of discounted forward fares.
 
Many governments around the world are learning how to bring Covid-19 infection rates under control, and efforts are underway to establish safety protocols to enable a re-opening of international travel.
 
Last week, Transport Minister Ong Ye Kung said in parliament that reviving Singapore' s air hub is a national priority and that the government is looking to establish travel bubbles with other countries that have managed to arrest the spread of the virus.
 
Yet, in spite of any likely pick-up in the volume of international flights over the next few months, the whole air travel sector is likely to remain a shadow of its former self. Mr Ong said in parliament last week that Changi Airport is currently serving only 1.5 per cent of its usual passenger volume and 6 per cent of the usual number of passenger flights.
 
If anything, efforts to establish travel bubbles and green lanes could initially result in SIA having to put more planes in the air that are only partially filled. " This means the cash burn will go up," Mr Van Broekhoven warned.
 
For Q1 FY2021 ended June 30, SIA saw a 79.3 per cent year-on-year decline in revenue to S$851 million. SIA reported an operating loss of just over S$1 billion for the quarter, and a net loss of more than S$1.1 billion. For Q1 FY2019, SIA reported an operating profit of S$200 million, and a net profit of S$111 million.
 
More optimal approach
 
SIA could, of course, tap its shareholders again.
 
In June, with the support of Temasek Holdings, SIA raised S$8.8 billion through rights issues of new shares and 10-year mandatory convertible bonds (MCBs). Temasek has agreed to back a further rights issue of S$6.2 billion worth of MCBs.
 
But there is clearly limited appetite in the market for more of these MCBs, which come with zero coupon and are redeemable semi-annually at the option of SIA - at prices designed to deliver a yield to call of 4-6 per cent.
 
The initial rights issue of MCBs was only 59.6 per cent subscribed. Even the chairman and CEO of SIA shunned their entitlements. Temasek mopped up the 40.4 per cent unsubscribed portion and ended up holding 95.9 per cent of all the MCBs issued.
 
The MCBs are currently trading 10 per cent below par.
 
At this point, tapping its customers rather than its shareholders may be the more optimal approach for SIA to raise any further cash.
 
Indeed, over the years, SIA has arguably been more successful at impressing air travellers with its cabin products and service than investors with its stock returns.
 
While SIA has managed to stay in the black and pay dividends for every full financial year prior to FY2020, its shares weren' t making anyone rich. From end-2009 to end-2019, before Covid-19 became a concern, shares in SIA delivered a total return of minus 13.3 per cent, according to Bloomberg data.
 
Furthermore, while efforts to create travel bubbles probably won' t lead to a major recovery in the air travel sector immediately, many companies may begin anticipating more travel by their staff and see the sense of locking in some discounted fares with SIA now.
 
The government' s unwavering commitment to keeping SIA afloat, while doing nothing to excite investors, could assure customers of SIA that the airline will be able to honour the sale of any discounted forward tickets.
 
Indeed, proving to the market that it is capable of generating revenue today from future ticket sales may well lift the market value of SIA' s shares and MCBs, making some further capital raising possible too.

Looking at SIA weekiy and daily charts, still see lower lows and lower highs, it' s still a down trend. Last attempt on 4 Aug met with a double tops and came down. Need to see higher highs and higher low for up trend confirmation.

According to TA, SIA shares is on uptrend. Expecting SIA results by end of Oct still bad but the lost is much less steep. Target price in short term is $4. Once Vaccine roll out expectedly by year end, should see more investors coming in for aviation sector. As said previously, I expect aviation industry to recover by end of 2021 and not 2024
