Did any holder subscribe   to the Rights? If yes, please share your thoughts.  What is the likely subscription rate? Surely the management is smarter than it seems. It seems to me (my view only) that the market price is intentionally kept down. But not sure of it' s intentions |

ESR Logo REIT has made good changes and progress. But do not know why the stock price is not moving since the beginning of this year. In fact, the stock price goes in reverse direction from 38 cent. | ||||

The stock price is the same as the rights issue 32.5cts. if the price goes down below 32.5cts after the rights issue, then the stock has not support nor interest by investors. This stock has not been moving.

Actually their most of their AEIs completing from 3Q/23 onwards. I think the DPU will not be affected by this placement n rights issue  as extra income starts to roll in. But then gearing now is 38% liao, so I think share price will eventually recovered to 40 cents .

Key ESR-Logos Reit tenant renews lease at 20% increase
 
THE manager of ESR-Logos Real Estate Investment Trust (ESR-Logos Reit) : J91U 0% on Friday (Apr 14) said that Ceva Logistics Singapore renewed its property&rsquo s lease for a three-year term, at an increased rate of 20 per cent.
 
The logistics company, the anchor tenant of the property located at 15 Greenwich Drive, occupies 31,230 square metres (sq m) &ndash three-quarters of the property by net lettable area. This is Ceva&rsquo s largest leased facility across its eight sites in Singapore.
 
The logistics company remains one of the top 20 tenants by effective gross rent in ESR-Logos Reit&rsquo s portfolio. 
 
&ldquo The strong positive rental reversion of 20 per cent from Ceva&rsquo s lease renewal demonstrates the continued resilience and growth in the logistics sector, reinforcing our strategy for ESR-Logos Reit to pivot towards new economy assets,&rdquo said Adrian Chui, chief executive and executive director of the Reit&rsquo s manager.
 
He added that the leasing market for new-economy assets remained robust during the first quarter of this year, and he expects the logistics and warehouse segment to continue driving positive rental reversion for the Reit&rsquo s portfolio.
 
The property at 15 Greenwich Drive is located in Tampines LogisPark. It is multi-tenanted, fully occupied and has a gross floor area of 42,307 sq m.

OCBC lowers ESR-Logos Reit&rsquo s fair-value estimate on enlarged share base
 
OCBC Investment Research has lowered its fair-value estimate on ESR-Logos real estate investment trust : J91U 0% (Reit) from S$0.42 to S$0.38, following the Reit&rsquo s enlarged share base following its equity fundraising exercise. The research team kept its &ldquo buy&rdquo call on the Reit unchanged in a note on Tuesday (Apr 11).
 
Analyst Chu Peng noted that the Reit completion of its private placement at an issue price of S$0.33 per unit, and that it had at the same time also announced a non-renounceable preferential offering at an issue price of S$0.325.
 
These form part of the Reit&rsquo s plans to raise S$300 million, which will be used to repay debt, finance redevelopments or asset-enhancement initiatives and further acquisitions.
 
Chu thus lowered her FY23-FY27 distribution per unit (DPU) forecasts by 8 to 10 per cent in view of the enlarged share base.
 
OCBC&rsquo s research team expects the Reit&rsquo s gearing to fall to 38 per cent from 41.8 per cent. &ldquo [The Reit] is exercising prudent capital management, in our view, to lower its gearing level below 40 per cent amid a higher interest environment,&rdquo she said.
 
While she believes that the Reit&rsquo s fundamentals are healthy, she advised investors to consider taking up the preferential offering to avoid dilution of shares.
 
The research team remains cognisant of the Reit&rsquo s potential downside risks of tenant defaults or asset conversions from master-leased to multi-tenanted.

Even if ESR take up the whole rights, ESR shareholding will be less than 20% No chance of triggering take over. They have wrote this alot of times in the investor presentation - sponsor has more than US 2 billion of pipeline to inject into the reit. Also showed in presentation that the rights and placement can be used to buy assets from sponsor.  Sponsor huat ah!!

Pushing up the price now so investors subscribe to units? then buy lots of sponsors assets and sponsor cash up with profits $$$$$ Once leverage goes higher, rights and placements again at lower than market price The cycle repeats The last time they did this in 2021, share price was 40+ cents Now its 32 cents Guess what will be the price the next time they do this?    |

When do a calculation, the Stock market price 32cts is cheaper than the rights issue exercise price of 32.5cts is expensive. On 20th April, you will see the interest of the buyers and the sellers. | ||||

They have to launch a take over bid once their shareholding crosses the 30% threshold which is very likely. But is up to shareholders whether to sell to them or not. Think the offer will be at a slight premium to the NTA of 35.9 cents.  But I am not selling. Their DPU is quite attractive.

Was just wondering why would ESR price their Rights at such a price that nobody wants to buy They could be trying to mop up all the Rights to exercise at 32.5 and reason they do not buy off the market is because if they do so, they might cause the price to surge up. And reason why they do not want the price to surge up is probably they are planning a takeover bid. (just a conspiracy theory, take it with a pinch of salt)

yes.. ESR will subscribe all the shares lo if no one applies. That why EGM got one resolution ask for shareholders to approve ESR crossing the 30% holdings mark. I think they may have to make a General offer if cross 30% since no one will be applying, can just buy from open market

Not sure if I interpreted wrongly.  The exercise price is $0.325? Market currently going for $0.320 Might as well Buy off the market, no?
