Likely recurring DPU lower in 2H YoY, book value lower from June, and maybe leverage higher. Even if share price recovers, likely they might want to do placements etc to reduce leverage, buy pipeline from sponser as they have mentioned when they take over ARA Logos and in their presentation. There are other attractive reits like AIMS APAC, mapletrees which have lower leverage and also good DPU if you want exposure to industrial space   |

I think many former ARA Logistics Trust unitholders were unhappy to be aborbed into ESR Reit. They have to prove that they can sustain and improve dividends, and otherwise it is a loss to ALog unitholders.  ALog was in fact thriving with many freehold property assets, and DPU was quarterly and improving. ESR Reit benefitted by acquiring these freehold assets through the takeover. | ||||

Well, since he stopped in mid July 2022 ish.. the share price is down by 10+%, he has helped shareholders avoid losses.![]() Likely see drop in ESR REIT book value given the depreciation in AUD by almost 10%, increase in cap rate in australia and also singapore... Which will likely make ESR REIT leverage even higher from the 42% previously   |

ESR Logo Q4 dividend announcement will be on 30th January 2023.
Share price no movements. I think investors are avoid this counter because of half yearly dividend and no more 4 times dividends per year. |

ESR-Logos Reit to divest aerospace training facility for S$7.1 million, above valuation
 
ESR-Logos Reit : J91U -2.6% will divest an aerospace training facility for S$7.1 million, a 4.8 per cent premium to valuation, the Reit manager announced in a bourse filing on Monday (Dec 19).
 
The net proceeds from the divestment will be deployed to repay outstanding borrowings and/or fund general working capital requirements, said the manager.
 
The divestment is not expected to have a material impact on ESR-Logos&rsquo net asset value and distribution per unit for the financial year ending Dec 31.
 
The transaction is expected to be completed in the second quarter of 2023, subject to JTC Corporation&rsquo s approval.
 
Upon completion of the sale, ESR-Logos&rsquo portfolio will consist of 81 properties across Singapore, Japan and Australia, as well as investments in three property funds in Australia.
 
The aerospace training facility is located at 70 Seletar Aerospace View and has a gross floor area of 4,992 square metres. It is about eight years old and has a remaining lease tenure of around 19 years as at Sep 30, 2022.

Someone still talking about rights issues :) like a broken record. This is all he knows what to say. I think he got mental problem, keep talking about rights issue when ESR-LOGOS management already said they will NOT resort to placement or rights issue but  will use proceeds from disposal of non-core assets which potential amounts to $420million to pay off debts and reduce the gearing.

now that price recovers abit, maybe possible rights raising or placement which are often done at 4-10% discount to market price to decrease high leverage of 42%+??    ![]() ![]() ![]() After japan acquisition, leverage more than 42+% and there is still the billion over pipeline from the sponser sponser have been trying to sell and spin off assets to lower leverage Risky to operate with high leverage in high interest rate environment, SORA already over 3% + spread |

Recently ESR-LOGOS share price is slowly climbing. They shifted their office out of Changi Business Park. May be a prelude to them exiting the business park totally and focusing on new economy logistics. They mentioned that want to get rid of non-core business of up to $420m. So with the proceed from disposal of the business park, gearing will be greatly reduced and new logistics assets from overseas will be targeted. They are actively transforming ESR-LOGOS to a new economy logistics play which is definitely good for the  longer term. Plus the few AEIs will be completed in the next 1-2 years, the transformation will bear fruits if  one can be patient and keep for 2 years. In the meantime, collect near 8-9% yield.

Someone is trying to spread rumours/fake news/fear but he is a loser la.. whenever he starts fear mongering, share price goes up. We can' t stop him from polluting this forum but all other users can tell that he is trying to spread fear so let him bump up this thread so that more and new investors can see my postings about ESR-LOGOS and the HUGE potential that ESR-LOGOS has. He tried to use Changi Business Park to spread fear about ESR-LOGOS but he did not know that Capitaland has a huge chunk of Changi Business Park too so he is trying to sabotage Capitaland Investment Reit holders too.  Anyway there is sign that ESR-LOGOS may be disposing their business parks which are non core and judging from the recent steady and increasing share price, we wait patiently for the annoucement. It will be good that they get rid of business parks and focus on the new economy logistics assets overseas. Cheers

Capitaland asset base is HUGE HUGE with AUM at $130billion.. their changi business park exposure is thus super super small.    ![]() ![]() ![]() But ESR REIT' s changi business park exposure is almost 10% of its portfolio ... $546million vs its portfolio of approx $5.5billion As mentioned, in a JTC, Savills report, Changi Business Park vacancy rate in 2Q2022 is almost 25% which means 1 quarter of the park is almost empty!!    ![]() ![]() Seems like even the reit manager is moving out  ![]() ![]() |

As I mentioned before, ESR-LOGOS is going thru what Sabana Reit undergone last time with their AEI of NewTech Park. As ESR-LOGOS issued some placement in 2021 to engage in a few AEIs. this resulted in enlarged shares and drop in DPU. BUT as the AEIs start to be completed in the next 1 to 2 years, extra income will start flowing in and then we will see DPU increases significantly. Just like what Sabana Reit experienced during the starting phase of NewTech Park AEI. Share price was depressed as DPU was lacklustre but once the AEI of NewTech Park was completed, DPU improved and so did the share price. ESR-LOGOS has a few AEIs going on.
