Exited my last run 2 days ago and locked in 5c profit...It might be a good time to reload for another wave :)    I am eyeing to reload at 0.61/0.62 level (best case scenario) or 0.64 level (bit riskier but still safe to me). Good luck guys...Huat ah! |

Apac did purchase some assets.. but i think the nature of real estate companies is to go asset light and go for good FCF.. Apac is 2nd biggest in singapore, propnex being the biggest.. so i guess both apac and propnex shld still be big boys in this sector.. but anyway, what u guys think of real estate companies like propnex and apac? im looking at propnex cos it is debt free and is biggest realty in singapore.. but given the poorer market sentiment towards property related counters, and also the cooling down measures, not sure how much will be the impact on propnex/apac revenue/profit 2020 onwards.. for 2019, i think it will be propnex/apac best performance in their results, given lots of property will be launched which means decent number of transactions to be done.. anyone has views on our 2 listed realty companies propnex & apac? and which u think is better?

Singapore home sales surge as developers market more projects
By: Bloomberg 18/12/18, 07:27 am (Dec 18): Private home sales in Singapore more than doubled in November from October as developers marketed more projects. Home builders in the city-state sold 1,198 units last month versus 487 apartments in October, the Urban Redevelopment Authority said Monday. Key insights Home sales rose to the highest since July. One of the main reasons for the advance is as simple as home builders bringing more new projects to market. They included condos with pools, leisure areas and landscape gardens such as Kent Ridge Hill Residences, Parc Esta, Whistler Grand and Belgravia Green. The total number of apartments put up for sale last month was 1,341, compared with 202 in October. PropertyGuru said in a report earlier this month that some sellers may have chosen to delay putting their properties up for sale while they assess market conditions after curbs introduced by the government in July The year is likely to end with sales of 9,300 to 9,500 private new homes, according to broker PropNex, around 10 percent lower than 2017?s tally of 10,566 units. That shows measures to cool the market are ultimately having their desired effect. |

New private home sales rebound
146% in November to 1,198 units sold Parc Esta, Whistler Grand and Kent Ridge Residences were amongst the top-selling launches. Developers in Singapore sold 1,198 private homes in November which is a whopping 146% MoM increase from October?s 487 units sold, according to the latest data released by the Urban Redevelopment Authority (URA). YoY, new private home sales soared 52%. Including executive condominiums (ECs), new private home sales jumped 135.7% MoM to 1,202 units in November from the 510 units in October. The number of new homes launched surged from 202 units in October to 1,341 in November. The month?s top-selling projects included Parc Esta (450 units), Whistler Grand (300 units), Kent Ridge Residences (250 units), 3 Cuscaden (96 units) and Arena Residences (70 units). Also read: Private property supply jumped 58.7% in Q3 Buyers also continued to find value in existing projects such as Park Colonial, Riverfront Residences and Stirling Residences which had median prices of $1,739 psf, $1,324 psf and $1,723 respectively, ERA Realty Network executive officer Eugene Lim commented. ?The gap between the number of units being launched and sold within the same month have narrowed since the beginning of this year,? Christine Sun, Orange Tee & Tie head of research and consultancy, said in a statement. ?This trend may indicate that developers are generally adopting a more cautious stance in pacing the number of launched units in sync with what the market can absorb every month to avoid an oversupply of units in the market.?
