 Alert Admin 		Based on Today' s share price, the equilibrium has been reached. It does not matter whether u buy ESR or Viva already.

Give u  the example: A guy has $510 dollars and wants to invest. He deciding between buying ESR or Viva. We ignore brokerage fee for easier calculation. Current market price of ESR = 51 cents and Viva 91 cents.

Case A:  buying ESR. So $510 can get him 1000 shares of ESR.
Case  B: buying Viva: So $510 can get him 560 shares of Viva. ($510/$910)

After merger,
Case A:  Still 1000 shares of  ESR and worth $510, nothing changed.

Case  B: He will get 560 x 1.6 =  896 shares of ESR +  560/100 x $9.6 (every 100 shares $9.6 dividend) = $53.7
                                              So his  896 shares of ESR is worth  896 x 51 cents  = $457 and his total worth will be $477 + $53.7 = $510.70.


Case A: No profit/no loss... $510 vs $510,    Case B: Profit of 70cents .... $510 vs $510.70

                        So his 918 shares of ESR is worth 918 x 52 cents  = $477 and his total worth will be $477 + $55 = $532.


Case A: No profit/no loss... $520 vs $520,    Case B: Profit of $12 .... $520 vs $532

Based on the issue price of $0.54 per new ESR-Reit unit, VIT stapled securityholders can expect to receive $9.60 in cash, and 160 new ESR-Reit units for every 100 stapled securities held.

Means if i buy now, after the merger I will get back $9.60 + 160 ESR-Reit units, for every 100 units of VIT?

 Alert Admin 		There are around 5192,601 shares objected  to the merger  from Viva side and 18053,000 shares objected from ESR side..

Today i think they are offloading..this dumping by disgruntled shareholders will take a few days.. so share price will be down the next few days

 Alert Admin 		My take is that pro forma dpu was too conservative.
I believe it will increase when
1)Mgr take fee via share (can do your own estimation)
2)Loan rate reduces
3)Maintenance fee reduces
4)Increase occupancy
5)Potential ESR oversees property injection
So many opportunities opened up 👍
