Controlled mah!  If no land released, then it becomes scarce. I think you are right because of above.    Qanghoo is also right, we all know there is a limit to how much land can be released and afterall, we live in a small island, a red dot.

98 Asian financial crisis drop abt 80points, 2008 crisis drop abt 40points, even in the next crisis maybe drop between 40-80points, maybe 20-30% drop but when rebound sure above current prices.

I think you still need to factor in income tax, property tax, non letting period, illiquid, etc and may end up taking a high risk in a rising interest rate environment for a small return, except if the capital appreciation is high. It is about timing and it is not a good time to go in property at this moment, there are other alternatives with lower risk.

Brother, in land scarce spore, where the population is also expanding rapidly, I wld be bold enough to venture a higher figure than 2.5 mil.  My take wld be closer to 4 mil.    Like one of u had mentioned, it' s not only an attractive option, but more accurately a safe option.  This is perhaps why making ownership accessible is such an emotive issue.  Sadly, some of the control measures, while good intentioned, has probably made affordability less accessible to the lower income.

And properties usually appreciates in value over time. 20 more years down the road, probably price would have doubled up. Unlike equities. Not just an attractive option but a safe stable investment no matter what price u buy at. | ||||||||||||||||||||||||
