Capital World Limited has 1 existing project (Project Capital City) and 2 projects in the pipeline (Project Austin and Project Sitiawan). The present value RNAV of Project Capital City is MYR965 million (approximately S$310 million). Project Austin is a mixed development projects similar to Project Capital City, albeit at a smaller scale, while Project Sitiawan is a housing project. Based on the  land entitlement (or the land price) and the land size of both projects, I estimate that the RNAV of Project Austin and Project Sitiawan is more than MYR1 billion. Giving a 30% discount to the present value RNAV of Project Capital City and 50% discount to the RNAV of  Project Austin and Project Sitiawan, the price per share is between S$0.33 to S$0.35.  Note that this does not include the exsting terratech marble business, which the loss is narrowing significantly. In the event that the marble business turns around, I believe this segment will be re-rated far beyond the current S$48 million.
