Hi guys, would anyone know if the future proceeds for Tower Melbourne, i.e. the payment of the remainder 90% of the price on completion, is already included in the balance sheet Assets? or perhaps it will only appear on legal completion. Thanks.         |

Post dated 29.05.16 Profit expected to be > last year by 30% [ actual is profit < last year by 20%] Dividend more than last year of 2 cents, should be 2.5 or 3 cents [actual is 2 cents]

Singapore developer to take over Adelaide projects

Singapore' s Chip Eng Seng is looking to take over two major Adelaide high-rise residential projects, worth more than $350 million, through a deal with its former chief executive.  
Raymond Chia, the Singapore-listed group' s former chief executive, is set to return to the post he left only last year.
 
As part of the agreement, Chip Eng Seng has struck a letter of intent to buy out the business of a private development company, LGB Group, that Mr Chia set up last year.
 
Along with plans for a number of projects in south-east Asia, LGB has two Adelaide developments on its books, including a 30-storey hotel and apartment complex at 51 Pirie Street.
 
If it goes ahead as planned, the $175 million proposal would become Adelaide' s second-tallest building, with a 10-floor, four-star hotel with 250 rooms and 280 residential apartments.
 
Mr Chia' s private company has already signed up Singapore-based Park Hotel Group to operate the project, which will incorporate the facade of the site' s historic State Bank.
 
LGB also has a proposal for a second, $190 million residential project in Adelaide, on the corner of North Terrace and West Terrace, currently home to the Newmarket Hotel and a nightclub. Under the LGB proposal the hotel would be restored and two high-rise towers developed, with 400 apartments.
 
Mr Chia, who is the son-in-law of Chip Eng Seng' s executive chairman Lim Tiam Sen, returns to his previous job on February 1.
 
Chip Eng Seng already has an Australian exposure, with a proposal for the 71-level Tower Melbourne. The massive project would create one of the tallest towers in central Melbourne, but has been delayed through a dispute with a neighbouring landlord.

Apartments: Singapore-listed developer Chip Eng Seng has bought a development site in South Melbourne as it looks to cash in on demand for more apartment projects.
 
The company has just contracted to buy a site for $52 million through a newly incorporated subsidiary, CES Gladstone. The proposed development would be worth more than $400m as it could comprise 730 units.
 
Chip Eng Seng is buying the site via a direct deal with Melbourne-headquartered BPM Corp, the Australian developer founded by Jonathan Hallinan.
 
Speaking exclusively to The Australian yesterday Mr Hallinan said he bought the site about a year ago for slightly more than $37m, when it was offloaded by MAB Corp.
 
He said Chip Eng Seng' s price " was a price that we could not say no to" . Mr Hallinan said he had spent little on the site that he bought with a development permit in place. There were other apartment sites available in Melbourne, which were more suited to his ultra luxury apartment brand, he said.
 
Situated at 15-85 Gladstone Street in South Melbourne, the 5984sq m site is in the Fishermans Bend urban renewal area 10km from Melbourne' s city centre.
 
After buying the site BPM amended the development proposal adding more apartments to the project.
 
Currently leased as a commercial car park, it now has a planning permit for 742 residential apartments over three 30-level towers, as well as associated street-level retail and car parking spaces.
 
Chip Eng Seng has been active in the Australian market for some time, having just acquired two substantial Adelaide mixed-use developments through buying private developer LGB in January.The company is also building a 71-storey building known as Tower Melbourne on Queen Street.

Meanwhile, for those who don' t already know, CEL Australia' s revamped drawings for its Fishermans Bend site (15-87 Gladstone Street) are pending approval. (you can go to Urban Melbourne website for picture and details)   It is made up of 746 apts and 596 parking lots in 3 nice 30 storey towers. I believe the authorities are suggesting varying heights for the 3 buildings instead. Hope its successful launch will be the company' s next price catalyst. It' s a brand name.  In spore, we all luv to identify with brands, don' t we?  Hahaha.  But, guess not much by wal of making a dif.    Obviously not a Raymond Chia II.  As for SMRT, I think someone else really screwed it big time.  A lot of people are involved in trying to restore things.  But it' s taking very long.  So, I think many shd share  the responsibility for the seemingly slow progress.

Better do yr own homework rather than depending on Phillip analyst, if they are smart they wont work for Phillip, Ray Dalio would have hire them long ago, So u are likely to be wrong,nothing to be corrected outright for not DYODD.

If one read the Phillip analyst report carefully, it is saying that from High Park Residence project alone, the  4 cents annual dividend will be sustainable until 2020.    Pls correct if I am wrong. tks. |
